The approvals come as developers typically seek to register new housing projects and secure regulatory clearances ahead of the festive season, when homebuying activity traditionally gains momentum.
“The festive season typically sees a major thrust in activity across sectors, be it real estate, automobiles or electronics. These registrations indicate the momentum in the housing market from the third quarter onwards, when deal conversions typically pick up,” said Boman Irani, CMD, Rustomjee Group and Chairman, CREDAI.
According to him, this also provides homebuyers wider choices across locations, configurations and price points. It is a favourable period for both homebuyers and developers, with improved market activity and buying sentiment.
In MMR, the approvals included 63 projects in Mumbai city and suburbs, 70 in Thane, 36 in Raigad, 25 in Palghar, five in Ratnagiri and two in Sindhudurg. In the Pune region, the approvals included 13 projects in Satara, eight in Kolhapur, and three each in Sangli and Solapur.
Vidarbha accounted for 32 projects, including 27 in Nagpur, four in Amravati and one in Akola. Khandesh recorded 24 projects, of which 23 were in Nashik and one in Ahilya Nagar. Marathwada accounted for eight projects, including seven in Sambhaji Nagar and one in Nanded. Two projects in Dadra and Nagar Haveli and one in Daman were also approved.
Realty developers are required to obtain MahaRERA’s approval before making amendments, alterations or additions to registered projects. They must also seek extensions if projects are delayed beyond their declared completion dates. Projects without approved extensions are categorised as lapsed.
Between April and September 2026, MahaRERA approved applications relating to 6,486 housing projects. Of these, 2,056 received registration numbers, while 2,053 extension applications and 2,377 correction proposals were approved.
Including approvals in October, the total number of approved applications rose to 7,740. These comprised 2,491 newly registered projects, 2,053 extensions and 2,377 corrections, the regulator said.
