The fully equipped facility is clean and ready to be recommissioned.
A fully equipped specialty chemicals manufacturing facility at 33 Ayer Merbau Road on Jurong Island is up for private treaty sale, sole marketing agent CBRE said.
The property sits on approximately 278,000 square feet (sq ft) of land, with an existing gross floor area of approximately 25,730 sq ft.
It has an open-structure process plant, a single-storey building housing the laboratory and control room and a two-storey office building with offices, meeting rooms and staff facilities.
According to its Master Plan, the site is zoned Business 2 with a permissible plot ratio of 1.0, allowing for a potential gross floor area of approximately 278,000 sq ft, good for future expansion.
CBRE said the asset has been decontaminated, offering buyers a clean, ready-to-recommission platform with its equipment intact.
The facility is fully equipped with extensive process and utility infrastructure and benefits from established utility infrastructure.
The property has a remaining land tenure of an estimated 13 years, or until September 2039.

A NOTE FROM SINGAPORE BUSINESS REVIEW
Reaching the people who run Asia's businesses is harder than it used to be.
Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.
We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.
If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
