With new housing supply inside Seoul's historic city center remaining scarce, the last remaining project site in the Donuimun redevelopment promotion district is heading to market.
HL D&I Halla said on the 23rd that it will launch the presale of Gyeonghuigung Epite in November, a complex being built through an urban redevelopment project in the Donuimun No. 2 redevelopment promotion zone in Gyonam-dong, Jongno-gu, Seoul. The mixed-use development will consist of two buildings rising 21 floors above ground with six basement levels. Of the 228 total units, sized at 39, 59 and 84 square meters of exclusive floor area, 135 will be offered in the general presale. GL Donuimun D&C serves as trustor, while Korea Investment Real Estate Trust is the developer and HL D&I Halla the builder.
The complex sits in the heart of central Seoul, between Gwanghwamun, Gyeonghuigung Palace and Seodaemun. The Donuimun redevelopment was pursued in three separate zones. Following Gyeonghuigung Xi in Zone 1 and the NH Nonghyup Tower in Zone 3, Gyeonghuigung Epite in Zone 2 completes the development axis. The project taps into the large-scale residential infrastructure already in place while offering the scarcity value unique to newly built apartments inside the old city walls.
The site draws attention for its proximity to major workplaces, with easy access to the Gwanghwamun central business district, Seoul City Hall, the Government Complex Seoul, large financial institutions and the headquarters of major corporations. Residents can use Seodaemun Station on subway Line 5 and Dongnimmun Station on Line 3. A dedicated underground passage linking Seodaemun Station to the complex via the NH Nonghyup Tower sharply improves subway access.
The area also offers abundant historical, cultural and everyday amenities. Gyeonghuigung Palace, Deoksugung Palace, Gyeongbokgung Palace, the Seoul Museum of History, the Sejong Center for the Performing Arts and the Jeongdong cultural street are all nearby, as are green spaces including Ansan and Seodaemun Independence Park. Schools in the vicinity include Deoksu Elementary School, Dongmyung Girls' Middle School, Inchang Middle and High Schools and Ewha Girls' High School. Major universities such as Yonsei, Ewha Womans and Sogang are close by, along with amenities including Kangbuk Samsung Hospital, Seoul Red Cross Hospital and Yeongcheon Market.
Gyeonghuigung Epite is a mixed-use project combining 228 residential units with one office building. At 228 units, the development is designed to deliver a more private living environment than larger complexes, securing both a tighter resident community and greater residential independence. It marks the first application of Epite, HL D&I Halla's premium housing brand, inside Seoul's four historic gates, with layouts tailored to owner-occupiers and significantly enhanced space efficiency.
"Gyeonghuigung Epite is a premium residential complex in Jongno that symbolizes the completion of the Donuimun redevelopment project," an HL D&I Halla official said. "It will become a flagship complex presenting a new residential lifestyle in which the varied amenities of central Seoul are all within walking distance."
The model house will be located in Jeungsan-dong, Eunpyeong-gu, Seoul.
