Egyptian real estate developer Madinet Masr has launched a new phase of SAFE Investments, its fractional real estate investment platform, offering investors access to selected property opportunities with investments starting at EGP 5,000 per share.
The offering recorded strong initial demand, with more than 3,100 investment shares sold on the first day, reflecting investor interest in more accessible and flexible ways to participate in Egypt’s real estate market.
Through its digital platform, SAFE enables investors to gain fractional exposure to selected real estate assets without purchasing an entire property. Investors make a one-time payment for their investment shares, with no subsequent instalments or payment schedules, providing a simpler approach to real estate investment.
The platform offers access to selected real estate opportunities from leading developers across Egypt, including Madinet Masr and other developers.
Since its launch, SAFE has expanded its investor base and investment activity. To date, the platform has sold more than 23,000 investment shares to over 5,200 investors, while more than 40% of its investors have returned to invest in additional opportunities, indicating repeat-investment activity and continued engagement with the platform.
SAFE currently manages more than EGP 1bn in assets under management and has distributed over EGP 50m in rental income to investors. Its digital reach has also grown, with the SAFE application recording more than 175,000 installs.
A key component of SAFE’s offering is its investor-to-investor resale marketplace, which allows investors to offer some or all of their investment shares for resale before the targeted exit of the underlying asset, providing an additional option for liquidity.
To date, the marketplace has facilitated the resale of more than 1,900 investment shares, with selected transactions recording annualised returns exceeding 40%.
By combining fractional ownership, access to income-generating real estate opportunities, digital accessibility and a dedicated resale marketplace, SAFE offers an alternative model for participating in property investment.
The platform provides investors with exposure to features traditionally associated with real estate investment, including asset ownership, rental income, potential capital appreciation and greater flexibility in reselling their shares.
With investment opportunities starting at EGP 5,000, SAFE aims to broaden access to selected real estate assets and enable a wider segment of individuals to participate in fractional property ownership.
