- For Gen Z, home ownership is becoming increasingly difficult with house prices rising progressively and real salaries stagnating
- The parents’ generation bought their houses much earlier, before prices climbed
- With AI-linked job insecurity and affordability worsening since 2021, home ownership for Gen Zers is unlikely to get easier soon
- This makes real estate inheritance from family Gen Zers’ most reliable way of owning property
Twenty-nine-year-old Harsh, who works in the social sector, never considered inheriting his parents’ South Delhi property. Instead, he’s been saving 40% of his salary each month in the hopes of buying his own house. Just like his parents did back in 2008.
But he recognises that apart from their dreams of home ownership, the two generations have little in common. “Of course, housing prices were rising for our parents’ generation, but they weren’t skyrocketing like today. Plus, our incomes are stagnating,” said Harsh.
He’s not wrong.
A 2023 paperCSEP by Delhi-based public-policy think tank, Centre for Social and Economic Progress (CSEP), showed homes cost 11X annual income, against an affordability benchmark of 5X. In Mumbai and Delhi, house prices doubled between 2010 and 2025, per data from real-estate consultancy Knight Frank. In Gurugram, they jumped by 3.5X.
The oldest among the Gen Zs, youngsters like Harsh are confronting a far tougher macroeconomic environment than earlier generations—with unemployment rising, inflation spiralling, and wages stagnating.
Of the 5 million students who graduated each year between 2005 and 2023, only about 2.8 million found employment, according to a studyAzim Premji University published by Azim Premji University. Fewer still found salaried employment. Simultaneously, real wages, i.e., income adjusted for inflation, actually fell Data For India by 4% between 2012 and 2024. To make matters worse, Gen Z is among the first to face AI-related mass layoffsTimes of India, especially in the IT sector, which put India on the global-services map.
Undeterred, seven out of 10 Gen Zers still preferKnight Frank to buy a home of their own.
Alternatively, their parents—who bought their property in the ‘90s and early 2000s—had timing on their side. For instance, they bought before prices began to climb, and have seen these properties appreciate in value. In FY22, real estate comprisedLive Mint about 77% of an Indian household’s total assets.
