Lee Marvin's restored 1936 Tucson estate listed for $5.75M

In 2021, the former Tucson estate of Oscar-winning actor Lee Marvin sold for $1.825 million, ending decades of ownership by the actor’s family. After a meticulous restoration that preserved the home’s historic adobe character while adding contemporary comforts, the 7,261-square-foot property has returned to the market with an asking price of $5.75 million.

Mansion Global reports that Marvin’s estate sold the residence to its current owners in 2021, and the new listing reflects both the scale of the renovation and the enduring appeal of architecturally significant desert homes.Located at 5055 North Calle La Vela in Tucson’s Catalina Foothills, the 1936 home was designed by celebrated architect Josias Joesler. It offers seven bedrooms, six and a half bathrooms, a guest house, pool, tennis court, and 4.19 acres of grounds, according to the active listing.

The property is now positioned not merely as a luxury residence, but as a rare piece of Tucson’s architectural and Hollywood-linked history.

A home with Hollywood history

Lee Marvin purchased the estate in 1975 and lived there until his death in 1987. The actor, best known for winning the Academy Award for Best Actor for Cat Ballou in 1966, used the Tucson property as a private retreat away from the pressures of Hollywood. The house remained connected to Marvin’s family for many years after his death.

It was finally sold by his estate in 2021 for $1.825 million, nearly 35 years after the actor’s passing, as per reports.

That long ownership gives the home an unusually personal provenance, making it more than another high-end desert listing.Marvin was known for his rugged screen presence, but the Tucson estate reveals a quieter side of his life. Set among mature landscaping and open desert views, it offered the privacy and space that appealed to a major film star who valued time away from public attention.

The Joesler adobe design

The residence was built in 1936 and designed by Swiss-born architect Josias Joesler, whose work helped define the look of Tucson’s early upscale residential developments. The estate is a classic example of Joesler mud-adobe construction, arranged around an expansive central courtyard with a large fountain. Its original character includes beamed ceilings, four fireplaces, mission-tile porches, chinked mortar, and scored concrete floors.

These details give the home a warm, handcrafted quality that contrasts with the sleek finishes found in many newly built luxury properties. The layout connects indoor and outdoor living spaces through arched passageways, a design approach well suited to Tucson’s climate. Rather than treating the desert as something to shut out, the home opens toward patios, courtyards, and mountain views, creating a relaxed Southwestern atmosphere.

A careful modern restoration

The current owners undertook a restoration intended to modernise the property without erasing its historic identity. The listing describes the home as fully revitalised, with its architectural integrity preserved and modern systems integrated throughout. The main house now includes a new chef’s kitchen that blends heritage detailing with high-performance appliances. Features include honed marble surfaces, custom cabinetry, a Wolf range, a Sub-Zero refrigerator, custom lighting, and new steel casement windows and doors that open to patios and broad views.

This approach appears designed to appeal to today’s luxury buyers, who often want historic charm but expect contemporary kitchens, climate systems, lighting, and indoor-outdoor flow. The restoration therefore adds practical value while retaining the textures and proportions that make the original Joesler design distinctive, as per the reports.

Space, grounds, and desert living

The estate spans 7,261 square feet of living space and sits on 4.19 acres.

Its seven bedrooms and six and a half bathrooms provide ample room for family, guests, staff, or a buyer who wants flexible space for work, entertainment, and recreation. Beyond the main residence, the property includes a guest house and a large bonus room with a bathroom. Outdoor amenities include a swimming pool and tennis court, making the estate suitable for both private relaxation and larger gatherings. The grounds are central to the home’s appeal. With mountain and sunset views, expansive outdoor areas, and a courtyard-centred plan, the estate offers the kind of secluded desert lifestyle that is difficult to recreate in a newer development.

Why the price has risen

The jump from $1.825 million in 2021 to $5.75 million today is substantial, but the listing reflects more than market appreciation. The home has undergone a comprehensive restoration, and its combination of Joesler provenance, Lee Marvin history, acreage, and luxury amenities places it in a specialised segment of the Tucson market.Historic homes by recognised architects often attract buyers seeking originality, craftsmanship, and a sense of place.

When those qualities are paired with celebrity history and extensive modern upgrades, the property becomes especially distinctive. At the same time, the asking price will depend on whether buyers see the restoration and provenance as worth the premium. The estate’s scale, location in Catalina Foothills, and rare surviving Joesler features give it a strong case, but its eventual sale price will show how the market values heritage-led luxury in Tucson.

A rare desert legacy

Lee Marvin’s former Tucson estate is more than a restored celebrity home. It is a 1936 Joesler-designed adobe estate that has survived nearly a century while adapting to modern expectations. For buyers drawn to architecture, privacy, and history, the $5.75 million listing represents an opportunity to own a property with a genuine connection to one of Hollywood’s most memorable actors. For Tucson, it is also a reminder that the city’s older architectural landmarks can remain relevant when restoration respects their original character.
