DL E&C (375500.KS) said on the 21st that it has proposed "Acro Seongsu," a project carrying its high-end residential brand, for the redevelopment of District 2 of Seoul's Seongsu Strategic Redevelopment Zone. The contractor will be chosen at a general meeting of the redevelopment association on Nov. 21.
The proposed Acro Seongsu would comprise nine buildings rising up to 62 floors above ground with six basement levels, for a total of 2,350 units. The construction cost is 2.0137 trillion won ($1.4 billion).
Seongsu District 2 is the last of the four districts in the Seongsu Strategic Redevelopment Zone to go through contractor selection. DL E&C previously built "Acro Seoul Forest" near Seoul Forest in the Seongsu area.
DL E&C said it made Han River views the organizing principle of the design. At the center is a feature it calls "Cinematic Vista," a layout that wraps up to 45 meters of three-sided surround windows around the living room to capture a 270-degree view of the river. The windows use what the company calls an "Infinite Frame," measuring up to 13 meters long and 2.9 meters high.
The company classified 1,186 units as having "S-grade" Han River views, equal to about 110% of the number of association member households. It reduced the number of residential buildings and applied a view corridor up to 160 meters wide along with 15-meter-high pilotis. It also proposed specialized floor plans such as "River View Entry" and "River View Bath," which face the river from the entrance hall and bathroom, as well as open terraces.
The company plans eight communal facilities under a "Sky Community" concept. These include a top-floor "Sky Art Dining" venue, along with a sky fitness center, a sky private gym, a sky library, a sky guesthouse, two sky pool villas and an infinity pool. Individual units can also be fitted out as "Private Studios" for use as wine cellars, home cinemas or personal training rooms.
DL E&C also cited recent transaction records for complexes under the Acro brand. According to actual transaction prices compiled by the Ministry of Land, Infrastructure and Transport, a 234-square-meter unit at "Acro River Park" in Banpo-dong, Seocho-gu, completed in 2016, sold for 18 billion won in August 2024. A 273-square-meter unit at "Acro Seoul Forest" in Seongdong-gu, completed in 2020, sold for 29 billion won in June last year. A 113-square-meter unit at "Acro River Haim" in Heukseok-dong, Dongjak-gu, completed in 2019, sold for 4.87 billion won in May this year.
"Acro is the benchmark for high-end housing, combining location, design, brand and asset value," an official at DL E&C said. "Through Acro Seongsu, which captures the most complete Han River view from the heart of Seongsu, we will set a standard for riverside living that grows more valuable over time."
