South Africans evaluating whether to buy or build a new residential property face vast price variations depending on their geographical location. Recent housing market estimates highlight a substantial gap in construction expenses across the country's nine provinces. While building allows homeowners to customise their dream spaces, upfront costs differ significantly from region to region.

Construction expenses are typically calculated per square metre based on approved architectural designs. As reported by mortgage originator Ooba Home Loans, building a standard three-bedroom home measuring between 120 and 150 square metres requires vastly different financial commitments across South Africa's provincial borders.

KwaZulu-Natal sits at the top of the list as the most expensive province to construct a house, averaging around R16,700 per square metre, which brings the estimated total for a standard home to R2,505,000. Gauteng follows in second place with an estimated total building cost of R2,250,000, while the Western Cape ranks third at R2,220,000. On the opposite end of the spectrum, North West and Limpopo stand out as the most affordable options, where building a home averages R1,365,000 and R1,440,000 respectively.

Although building a new home generally costs 20% to 30% more upfront than purchasing an established property, experts point out long-term benefits. Property owners avoid transfer duties, save on immediate maintenance fees, and gain the advantage of modern, energy-efficient designs built to their exact specifications.
