LA PAZ, Baja California Sur — A recent study by the Institute of Technology and Advanced Studies of the West (ITESO) reveals a stark disparity between housing costs and average household incomes in Mexico, highlighting Baja California Sur’s position in the national real estate market.
The analysis, which examined rental and sale offers across various digital platforms, places Baja California Sur in 11th place nationally for average monthly rent. The state’s average monthly rent stands at 24,070 pesos, which is notably lower than the national average of 27,273 pesos.
According to the economic analysis bulletin for July 2026, the national range for monthly housing rent fluctuates between a minimum of 1,500 pesos and a maximum of 160,000 pesos. In Baja California Sur, the cost varies from a minimum of 1,500 pesos to a maximum of 130,000 pesos. The three most expensive regions for rent in the country remain Mexico City (CDMX), the State of Mexico, and Nuevo León.
Los Cabos Ranked Among Nation’s Costliest Hubs
While the state’s overall average is lower than the national figure, specific areas face significant price pressures. Los Cabos was identified as the 39th most expensive municipality out of the 50 most expensive in Mexico for residential rent, with an average monthly cost of 25,102 pesos.
In the housing sales market, Baja California Sur ranks 30th, with an average price of 3,507,149 pesos. The highest average sale prices are concentrated in Nuevo León (11.2 million pesos), CDMX (9.1 million pesos), and the State of Mexico (8.5 million pesos).
A Growing Economic Divide
The ITESO study underscores a significant socioeconomic gap in the housing sector. National average sale prices reached 6.8 million pesos, with a median of 4.3 million pesos, showing high dispersion due to ultra-high-value properties.
The report also highlights a sharp segmentation in the rental market: exclusive neighborhoods often exceed 100,000 pesos per month, while more affordable areas hover around 10,000 pesos.
The study points out a critical barrier to homeownership: acquiring a property at the median price requires a monthly income of approximately 131,000 pesos—more than six times the national average income of 21,355 pesos. This widening gap restricts property access for the majority of Mexican households, increases pressure on the rental market, and highlights a growing disconnect between real estate evolution and the economic capacity of the population.
The ITESO bulletin analyzed a total of 742,373 housing listings across seven digital platforms during June 2026, providing a detailed territorial characterization of the formal housing market.
