The property is currently tenanted and subdivided into commercial strata units.
A 999-year leasehold strata-titled shophouse on Binjai Road is offered for sale via an expression of interest exercise at a guide price of $4.4m, Huttons said.
The property, located within the Binjai Park enclave, has a strata area of 129 square metres, Huttons said.
The shop is tenanted at present and offers strata-subdivided commercial units with near-freehold tenure.
It is close to King Albert Park MRT interchange Station and surrounded by restaurants, bakeries, wellness, and lifestyle destinations.
Yeo Kee Liang, associate senior marketing director at Huttons, said commercial ownership within the Binjai Park estate remains tightly held, with only approximately 16 such units available.
The exercise will close on 2 November at 3 p.m.

A NOTE FROM SINGAPORE BUSINESS REVIEW
Reaching the people who run Asia's businesses is harder than it used to be.
Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.
We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.
If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
