American singer-songwriter Bob Dylan and his brother David Zimmerman sold their 25-acre Scottish Highlands estate for £4,257,650 in December 2023, nearly doubling the £2.2 million they paid for it in 2006.
According to STV News, the 16-bedroom Aultmore House was bought by whisky producer Angus Dundee Distillers after Dylan and his brother had not visited the property since the Covid-19 pandemic.
The sale, reported by CoStar News in December 2023, ended the musician’s 17-year ownership of the historic mansion in Scotland’s Cairngorms National Park.
A 16-bedroom mansion in the Scottish Highlands
Located near Nethy Bridge in the Cairngorms National Park, Aultmore House is an A-listed Edwardian mansion surrounded by 25 acres of grounds.
The property was listed for sale in July 2023, with offers invited above £3 million, according to reports citing estate agent Knight Frank. The main house has 16 bedrooms, 11 bathrooms and several reception rooms, including a music room. The wider estate includes cottages, a large greenhouse, a walled garden, a fountain, ornamental structures and a croquet lawn. The property also features a private, tree-lined driveway and views towards the Cairngorm mountains.
According to CoStar News, the mansion was sold for £4.258 million to Angus Dundee Distillers, a whisky producer that owns Tomintoul Distillery in the Cairngorms and Glencadam Distillery in Brechin. Knight Frank handled the sale. The final price was significantly above the original asking threshold of £3 million. However, the sale price alone does not establish the sellers’ net profit, as it does not account for maintenance, improvements, transaction costs or other expenses incurred during their ownership.
Why Dylan decided to sell
Dylan and Zimmerman bought Aultmore House in 2006 and reportedly visited it periodically over the years. However, the brothers had not returned since before the pandemic. Tom Stewart-Moore of Knight Frank said the property had been put on the market because it was “surplus to requirements”. The agent also indicated that the brothers had typically spent a few weeks there each year before the pandemic.Dylan had a longstanding musical association with the Scottish Highlands.
His 1997 album 'Time Out of Mind' includes the song 'Highlands', a lengthy track that evokes the region’s landscape and the singer’s desire to return there. Dylan has also cited Scottish poet Robert Burns as an influence. In a 2008 HMV music campaign, he selected Burns’ poem 'A Red, Red Rose' among his inspirations. The musician received an honorary doctorate in music from the University of St Andrews in 2004.The property was therefore not simply a private residence.
It had also been used as a holiday let and a venue for events. Its extensive grounds, multiple bedrooms and additional cottages made it suitable for accommodating guests. The sale followed a period in which the house had been marketed as a substantial country estate with potential for use as a private home or hospitality property. Angus Dundee Distillers’ purchase brought the mansion under new ownership, although the reported sale announcement did not detail the buyer’s plans for the property.
A house with a history stretching back more than a century
Aultmore House predates Dylan’s ownership by nearly a century. It was built between 1911 and 1915 as a summer residence for Archibald Merrilees, an Aberdonian industrialist associated with the department-store business M&M in Russia.Merrilees reportedly spent only one summer at the house before his death in 1917. The property was sold in 1922 and later extended by the Nivinson family, who owned it for more than five decades.During the Second World War, the mansion was requisitioned for use as a convalescent home. In subsequent years, it served as a finishing school for foreign students and a bed-and-breakfast establishment. It later fell into disrepair before being purchased and restored around 2000, according to STV News. The building retains features associated with its period, including timber floors, decorative plasterwork and marble fireplaces. Its historical designation as an A-listed building reflects its architectural significance, making its future use a matter of interest beyond its connection to a famous musician.
