NY's Plaza Hotel to close 4 years for restoration after 119 years

New York City’s Plaza Hotel is preparing to close again, this time for a restoration of its landmark-protected facade. The hotel, which opened in 1907, will shut from January 2027 for at least four years while crews carry out repair and preservation work on the 119-year-old building.

The Plaza said the project reflects the complexity of maintaining a property of such architectural and historical significance, with careful attention to preservation requirements, long-term care, and public safety. The closure will be one of the longest in the hotel’s modern history. It follows the Plaza’s 2005 to 2008 shutdown for a $450 million lobby-to-roof restoration, and its more than year-long pandemic closure in 2020.

This time, however, the work is focused on the exterior rather than a full interior transformation.

A landmark on fifth Avenue

The Plaza Hotel opened in 1907 at Fifth Avenue and 59th Street, overlooking Central Park. For more than a century, it has been recognised for its architectural character, exceptional craftsmanship, and enduring presence in Manhattan. The building is landmark-protected, meaning any restoration must follow historic preservation requirements.

The Plaza said the facade work requires detailed planning and coordination with relevant stakeholders, which is one reason the closure is expected to last at least four years. The hotel has 282 rooms and remains one of New York’s most recognisable addresses. Its location beside Central Park has made it a recurring backdrop for films, television, literature, and high-profile social events.

Why the facade needs work

The New York City Department of Buildings told CBS News that its most recent inspection found the Plaza’s facade unsafe.

That finding is why a sidewalk shed has been required around the building. The department also said there was nothing on the city’s end preventing the hotel from remaining open while repairs were carried out. The decision to close entirely appears to be driven by the scale and intrusion of the restoration work rather than a city order to shut down.Facade inspections are an important safety measure in New York, where older buildings can shed masonry, metal, or other materials if deterioration is not addressed.

For a landmark as prominent as the Plaza, repairs must also meet preservation standards that protect its historic appearance.

A four-year closure

The Plaza will close in January 2027 and remain shut for at least four years. The hotel said the significant intrusion into operations made a full closure necessary while the facade work proceeds. The announcement did not include a cost estimate or a detailed list of planned repairs. Officials said further considerations relating to planning and execution remain under review as the process advances. The long timeline reflects the difficulty of restoring a protected historic building in one of the world’s busiest urban environments. Workers will need to balance safety, preservation, construction logistics, and the expectations of residents, guests, and neighbours.

Previous closures and renovations

The Plaza has closed before, but rarely for this long. From 2005 to 2008, it underwent a $450 million restoration that covered the building from lobby to roof, as per reports. That project transformed parts of the hotel into private residences while preserving its historic public spaces. It was one of the most ambitious hotel conversions in New York, and it helped reposition the Plaza as both a luxury hotel and a residential landmark. The hotel also closed for more than a year during the coronavirus pandemic in 2020. That shutdown was driven by public health restrictions and the collapse in travel demand, rather than construction work.

A cultural symbol of New York

The Plaza is more than a hotel. It has appeared in films including 'Home Alone 2', 'Bride Wars', and 'The Great Gatsby', and it is central to Kay Thompson’s classic children’s books 'Eloise at the Plaza' and 'Eloise at Christmastime'.Its name has become shorthand for old-world luxury in New York. The hotel’s ballrooms, afternoon tea service, and Central Park-facing suites have made it a destination for visitors, celebrities, and New Yorkers alike.

That cultural importance is part of why the facade restoration matters. The Plaza is not simply maintaining a building; it is preserving a piece of the city’s architectural and social history.

What the closure means

The four-year closure will affect guests, employees, and the full-time residents who live in the hotel. CBS News reported that it is unclear how those residents will be affected by the restoration. For travellers, the closure means one of New York’s most iconic hotels will be unavailable for an extended period.

For preservationists, it represents a necessary investment in keeping a historic facade safe and intact. When the Plaza reopens, it will carry the same landmark status it has held since 1907, but with a restored exterior designed to protect the building for decades to come. The project is a reminder that even the most celebrated landmarks require periodic, sometimes disruptive, care.
