■ Youth housing support moves into gear: The Ministry of Land, Infrastructure and Transport has formalized plans to add more Happy Dormitories and to supply shared youth housing through Korea Land & Housing Corporation (LH). With home prices rising alongside heavier jeonse (a lump-sum deposit lease) and monthly rent burdens, government-backed housing options available to new hires are set to expand.
■ Price surge spreads to micro apartments: The average transaction price for Seoul apartments of 40 square meters or less in exclusive floor area came to 459.89 million won from January through September this year, up 15.9% from a year earlier. As heavier rent burdens combine with lending restrictions, the cost of buying a first home is weighing more heavily on young adults and new hires with limited funds.
■ Shifting hiring landscape in medical AI: Medical AI companies including Neurophet, Lunit and Vuno are restructuring their workforces by cutting research and development staff and sharply expanding sales organizations. As technology levels converge across the industry, the fight for market share has begun in earnest, overturning the hiring landscape in the medical AI sector.

Key points: The Ministry of Land, Infrastructure and Transport officially announced plans to expand Happy Dormitories and supply LH shared youth housing. The Happy Dormitory program provides affordable dormitories by lending from the Housing and Urban Fund at a low annual rate of 1.5%. Since 2012, a total of 80 projects have received 1.0614 trillion won in support, benefiting more than 50,000 people. Shared youth housing operates through a model in which LH purchases homes and re-leases them at below-market prices. With home prices rising alongside heavier jeonse and monthly rent burdens, the move is read as a signal that government-backed housing options available to new hires and young adults are widening.
2. 800 Million Won for 33 Square Meters in Nowon: Micro Apartments Catch Fire Too
Key points: The average transaction price for Seoul apartments of 40 square meters or less in exclusive floor area jumped 15.9% to 459.89 million won from January through September this year, from 396.92 million won a year earlier. Transaction volume also rose 21.6% to 4,985 from 4,101, while high-end deals of 1 billion won or more surged 41.5% to 375 from 265. Actual transactions in the 800 million to 900 million won range continued outside the Gangnam area as well, with a 33-square-meter unit at Misung in Wolgye-dong, Nowon-gu, trading at 820 million won and a 39-square-meter unit at Hongje Station Harrington Place in Hongje-dong, Seodaemun-gu, at 975 million won. With heavier rent burdens combining with lending restrictions, the flow of owner-occupier buyers into small apartments is expected to continue for some time.
3. Medical AI Firms That Proved Their Technology Now Add Sales Staff
Key points: Neurophet's sales workforce surged 117.4% to 50 in June this year from 23 in June last year, while its research and development staff fell to 82 from 87 over the same period. Lunit hired seven additional sales staff for its overseas subsidiaries even as it carried out sweeping restructuring, and Vuno conducted restructuring that reduced its total workforce to about 120 from about 160. Analysts attribute the shift to the convergence of technology levels across medical AI products, which has made securing market share the central task for companies. South Korea's AI healthcare market is projected to grow at an average annual rate of 50.8% from $377 million in 2023 to $6.672 billion by 2030.

Key points: Investment preferences for retail treasury bonds held through retirement pension accounts diverged sharply by age group. Investors aged 50 and over accounted for 79.73% of allocated amounts for 10-year bonds, while those in their 40s made up the largest share of subscriptions for 20-year bonds at 40.10%. The fact that investors in their 20s and 30s accounted for a larger share of allocated amounts for 20-year bonds (6.01%) than for 10-year bonds (1.54%) suggests that the generation of new hires has also begun taking an interest in long-term retirement preparation. Retail treasury bonds held in retirement pension accounts have taxation deferred during the investment period, with pension income tax applied when the pension is later received.
Key points: Mirae Asset Securities (006800.KS) raised the margin requirement on its installment purchase service for domestic and U.S. stocks to 100% starting on the 20th. Major brokerages including Kiwoom Securities (039490.KS), NH Investment & Securities (005940.KS) and Korea Investment & Securities have already implemented the same measure. Analysts see the move as an effort to reduce settlement risk from unsettled trades and to block investing with borrowed money amid record volatility in the domestic stock market. As a result, users of installment services can now make automatic purchases only within the limits of the cash they hold.
6. Amid Data Leak Concerns, On-Premise AI Running on In-House Servers Takes Off [Startup Street]
Key points: As concerns over leaks of confidential information grow, adoption of on-premise systems that run AI on a company's own servers is spreading. Twelve Labs is in talks with four domestic large companies and state-owned enterprises on building on-premise AI models, while Flitto signed a 3.9 billion won contract this month to supply an on-premise AI multilingual interpretation and translation system. MangoBoost also agreed to supply AI model inference software on an on-premise basis to a defense contractor with stringent security requirements. Demand for on-premise AI is gathering pace, led by the public, defense and financial sectors, where security requirements are high.
