1.4-hectare Hindmarsh property marketed as major development opportunity near Bowden and Southwark Grounds
The Raptis family has put its former fish market site on Port Road up for sale, weeks after liquidators took control of its fishing business empire with debts of more than $68 million.
The 1.4-hectare property in Hindmarsh has been owned by the family for more than 50 years. It is held by Raptis Investments, a company separate from the seven Raptis companies now in liquidation. The site once housed the group’s original head office and its first retail shop in the 1990s, before the family shifted most operations to Brisbane after buying the Queensland Fish Board in 1987.
Liquidators are separately selling other assets, including a fleet of 16 trawlers and a 3.8-hectare waterfront holding in Karumba, Queensland.
Colliers is pitching the Port Road site as a significant development opportunity. It sits adjacent to the Bowden development and opposite the $1 billion Southwark Grounds project. Its Urban Neighbourhood zoning supports apartments, build-to-rent, retirement living, healthcare, commercial and mixed-use projects. An Inner West Code Amendment is examining possible height increases of up to 10 storeys along the Port Road corridor.
The property has three street frontages and nearly 4,900 square metres of existing lettable area, with current income from a digital billboard and a car park arrangement. Expressions of interest close on 19 November.
