Two aging apartment complexes in Seoul — Daechi Ssangyong 1 in Gangnam District and Jamsil Woosung 4 in Songpa District — will be rebuilt into residential complexes of up to 49 stories. The two sites will grow to 1,827 units from the current 1,185. Each plan draws on its location next to a stream, Yangjaecheon and Tancheon respectively, to blend the complexes into the waterfront landscape while adding resident amenities.
The Seoul Metropolitan Government said on the 16th that its 21st integrated review committee for redevelopment projects, held on the 15th, approved the Daechi Ssangyong 1 rebuilding plan with conditions subject to report and approved the Jamsil Woosung 4 rebuilding plan with conditions.
Daechi Ssangyong 1, in the area of 66 Daechi-dong, Gangnam District, was completed in 1983 and consists of five buildings of up to 15 stories with 630 units. Under the new plan, it will be rebuilt into six buildings of up to 49 stories with 999 units, including 132 public rental units. The floor area ratio is set at 299.99%.
The complex, located north of Hagyeoul Station on Subway Line 3, will include a small park and open rest areas. Green space connecting to Yangjaecheon will be created, and walkways will be improved so that local residents can reach the stream more easily. The committee asked for further revisions to secure a more open feel in the space linking to Yangjaecheon.
Childcare facilities will also be built, including a Seoul-style kids cafe, a community care center and a daycare center. Along Yeongdong-daero, shops will be placed along the road to improve access to everyday amenities and encourage street-level activity.

Jamsil Woosung 4, in the area of 320 Jamsil-dong, Songpa District, will be rebuilt from eight buildings of up to 15 stories with 555 units into seven buildings of up to 49 stories with 828 units. That is an increase of 273 units from the current total and includes 98 public rental units. The floor area ratio is 299.69%.
Jamsil Woosung 4 was also completed in 1983. It sits close to Samjeon Station on Subway Line 9 and next to Tancheon and a retention basin park. In this review, conditions were imposed to ensure the design harmonizes with the Tancheon waterfront landscape, given the open character of the surrounding area. The plan will be revised based on the results of landscape simulations from key vantage points.
The complex will house welfare facilities for older adults offering hobby, cultural and leisure programs, along with an indoor children's playground, a small library and a daycare center. Open community facilities will be provided so that both residents and the wider neighborhood can use them. Myung No-jun, head of the Seoul Metropolitan Government's housing bureau, said, "We will provide active support to improve living conditions in aging residential areas and to move redevelopment projects forward smoothly."
