A new apartment complex subject to South Korea's price cap on new homes is preparing for sale at a site where the Siheung Geomo public housing district meets the Ansan Singil 2 district.
Keryong Construction said on the 23rd that it will begin selling Elyf Siheung The Prime, to be built in Geomo-dong, Siheung, Gyeonggi Province, on block B-5 of the Siheung Geomo public housing district, in November. The complex will consist of four buildings ranging from two basement levels to a maximum of 25 floors above ground, with a total of 338 units, of which 304 will be offered to the general public. All units will be a single size of 84 square meters of exclusive floor area, the standard layout favored by owner-occupier buyers.
The Siheung Geomo public housing district, where the complex will be located, is a public land development on the scale of a mini new town, with residential, commercial and office facilities, schools at every level, kindergartens, a sports park and a waterfront park being built in a planned sequence. Elyf Siheung The Prime has secured assignment to an elementary school set to open within the district, ensuring that children can walk to school. Korea Land & Housing Corporation (LH) has been accelerating site development, starting with the supply of land to landowners who agreed to transfer their property in May, followed by sales of neighborhood facility and commercial land and the recruitment of residents for newlywed hope towns.
The complex sits in the southeastern part of the Siheung Geomo district, adjacent to the Ansan Singil 2 district. Once both are completed, the two districts will be linked to form an emerging residential belt of about 18,000 homes. Residents will be able to use the existing commercial area in Geomo-dong and the infrastructure in Jeongwang-dong, as well as amenities in the Singil and Seonbu-dong areas of Ansan. Convenience will expand further once commercial and office development in both districts is finished.
Transport links include Singil Oncheon Station, a transfer point between Seoul Metro Line 4 and the Suin-Bundang Line, which is within walking distance. Access to the Seo-Ansan interchange on the Yeongdong Expressway and the Nam-Ansan interchange on the Pyeongtaek-Siheung Expressway makes driving easy within Siheung and Ansan and across the wider Seoul metropolitan area. A neighborhood park and the Jegicheon stream are also planned near the complex.
The complex features specialized design and residential amenities. Most units face south to maximize natural light and sunlight, and the floor plans are mainly flat-type layouts that improve ventilation. Building placement was designed with views and wind corridors in mind. Each unit comes with its own storage room, and the complex has 508 parking spaces, or about 1.5 per household.
"As development of the Siheung Geomo and Ansan Singil 2 districts proceeds together, a new residential zone connecting Siheung and Ansan will take shape," an official involved in the sale said. "Elyf Siheung The Prime sits where the two districts meet, with access to Singil Oncheon Station and the expressways, units centered on 84 square meters and the price cap on new homes applied, so it will offer owner-occupier buyers a reasonable chance to buy a home."
A model house is scheduled to open next month in Neunggok-dong, Siheung, Gyeonggi Province.
