KUALA LUMPUR: Sunway Healthcare Holdings Bhd and Putrajaya Holdings Sdn Bhd have formalised a 60:40 joint venture to develop a 325-bed multi-specialty private hospital in Putrajaya.
Construction is targeted to begin in the fourth quarter of next year.
The proposed Sunway Medical Centre Putrajaya, which will offer tertiary healthcare and specialist services, is expected to be completed in 2031, subject to the relevant approvals and project timelines.
Their respective wholly-owned subsidiaries Sunway Healthcare Ventures Sdn Bhd and Tapak Senja Sdn Bhd signed the definitive joint venture and shareholders agreement, following a heads of agreement signed on April 23, 2025.
The signing marks Sunway Healthcare's first joint venture hospital project since its listing on the Main Market of Bursa Malaysia in March, advancing the development from planning to its next phase of implementation.
The hospital will occupy about 1.01 hectares of freehold land in Precinct 7, adjacent to Putrajaya Sentral.
It will provide medical services across a broad range of specialties and subspecialties, including a dedicated burns unit.
It is expected to serve residents of Putrajaya, the wider southern Klang Valley and international patients.
This will complement existing healthcare institutions in the administrative capital, including Hospital Putrajaya, Institut Kanser Negara and the Academy of Medicine of Malaysia.
The development is located within Putrajaya's only transit-oriented development, which features Destina Putrajaya, a 97,000 sqft integrated retail destination with pedestrian connectivity to the Express Rail Link (ERL) and MRT stations at Putrajaya Sentral.
Its proximity to rail and road networks, as well as Kuala Lumpur International Airport, is expected to facilitate access for patients from Malaysia and the wider region.
Under the joint venture, Sunway Healthcare will lead the hospital's clinical and operational planning, obtain the necessary operating licences and approvals, and lease and operate the completed facility.
Putrajaya Holdings, as the master developer of Putrajaya, will contribute the land and provide its real estate development and infrastructure expertise to support the hospital's development and integration into the city's wider urban ecosystem.
The partnership combines Sunway Healthcare's experience in developing and operating tertiary and quaternary healthcare facilities with Putrajaya Holdings' expertise in urban development and infrastructure.
Sunway Healthcare Group president Datuk Lau Beng Long said the joint venture marked an important milestone for the group as its first joint venture hospital project since listing.
He said the partnership reflected the group's disciplined approach to expansion and would establish its presence in the nation's administrative capital alongside Putrajaya Holdings, the master developer of Putrajaya.
"With 27 years of operating experience, a network of five hospitals, nearly 2,000 licensed beds, around 80 specialties and subspecialties, and 28 Centres of Excellence, we bring a proven track record in complex and specialised care, clinical excellence, patient experience and hospital operations," he said in a statement.
He noted that both parties aim to develop a hospital that would meet future healthcare needs, broaden access to quality care and strengthen Putrajaya's position as a medical destination for Malaysian and international patients.
