Lexington, Ky.-based UK HealthCare broke ground Oct. 15 on its estimated $275 million Hamburg East Medical Office Building.
The project represents the first phase of a multiphased development at UK’s Hamburg East site, according to a news release from the University of Kentucky.
The 220,000-square-foot facility will include services ranging from adult and pediatric primary and urgent care to multidisciplinary musculoskeletal care. It will also house women’s health; ear, nose and throat; ophthalmology; dermatology; cardiology; neurology; and rheumatology, as well as expanded access to nononcology infusion, imaging, laboratory services and a full-service drive-thru retail pharmacy.
Substantial completion of the medical office building is planned for December 2028, with first patient visits targeted for spring 2029. The first phase of the site plan includes the medical office building, as well as landscaped green space, parking and an arrival plaza.
The facility is expected to support access for approximately 300,000 outpatient visits annually by 2034.
“Hamburg East represents the future of ambulatory care at UK HealthCare,” Ambulatory Chief Medical Officer Kristen Stakelin, MD, said in the release. “By thoughtfully bringing together primary care, advanced subspecialty services, imaging, laboratory services, therapy and pharmacy services, we are creating a more seamless experience for patients and families. This investment allows us to meet growing demand while delivering high-quality care in a setting that is convenient, coordinated and patient focused.”
The project is a public-private partnership with PMB, a full-service healthcare real estate development company. PMB will plan, design, construct, finance and provide operations and maintenance of the medical office building while UK HealthCare focuses on patient care, education and research. UK will also retain land ownership and lease the project site to PMB for an initial 65-year term with the possibility to extend. PMB will lease the facility to UK for a 15-year term, with two- or 10-year renewal options.
