KUALA LUMPUR: Johor's property market is poised for a defining moment, with the highly anticipated Johor-Singapore Special Economic Zone (JS-SEZ) masterplan and blueprint set to be unveiled this December.
RHB Research said the move could unlock fresh value across Iskandar Malaysia and reinforce the region's position as a premier cross-border investment hub.
The unveiling, confirmed at the 2027 Budget, is scheduled to coincide with the annual Singapore-Malaysia Leaders' Retreat, placing the economic zone firmly in the spotlight as both countries deepen bilateral economic cooperation.
The launch will be officiated by Prime Minister Datuk Seri Anwar Ibrahim and Singapore Prime Minister Lawrence Wong, signalling high-level commitment to the JS-SEZ and its role in driving investment, economic growth and longer-term property demand in Johor.
The rollout will introduce 12 targeted strategic initiatives alongside broad non‑fiscal policy support, designed to cement JS‑SEZ's standing as a leading regional destination for trade, industry, and real estate growth.
RTS DELAY: A BRIEF PAUSE, NOT A SETBACK
RHB Research analyst Loong Kok Wen underscored that the delay to the much-awaited Johor Bahru-Singapore Rapid Transit System (RTS) Link should be viewed as a temporary setback rather than a derailment of the project's long-term growth potential.
While the RTS link will see its public opening pushed back by one to two months to February 2027, the delay reflects rigorous final safety assessments by independent consultants and regulatory approvals from Malaysia's Land Public Transport Agency and Singapore's Land Transport Authority, steps to ensure long‑term reliability.
"Despite the delay, the investment thesis for Iskandar Malaysia has not changed," Loong said in a recent note.
She added that despite the adjustment to the timeline, the core investment thesis for Iskandar Malaysia remains fully intact.
TOP PLAYS POISED TO DELIVER
Loong said leading developers and industrial‑focused property groups are already seeing strong market momentum, with demand driven by cross‑border connectivity, industrial expansion, and new township growth.
Eco World Development Group Bhd (EcoWorld) stands out with exceptional take‑up across its industrial portfolio.
Loong said Eco Business Parks I, II and III, plus the high‑tech Quantum Edge development, have drawn robust interest from local and international manufacturers, industrial operators, and fast‑growing data centre investors, positioning Johor as a digital and advanced manufacturing hub.
KSL Holdings Bhd has also demonstrated sharp buyer appetite with its Riveria Garden township, launched earlier in 2026 and already fully sold, underscoring enduring demand for well‑located, large‑scale residential communities.
Meanwhile, Loong said Mah Sing Group Bhd is gearing up to introduce MS Industrial Park @ Kulai in late 2026 or early 2027, tapping into surging demand for modern industrial space near key transport links.
UEM Sunrise Bhd, Sunway Bhd and other key Iskandar Malaysia players also remain well‑placed to capture sustained value growth as JS‑SEZ policies and infrastructure roll out, she said.
WHAT THIS MEANS FOR INVESTORS
With the masterplan now weeks away, policy frameworks taking shape, and the RTS link on the horizon, Johor is moving beyond promise to delivery.
For homebuyers, industrial tenants, and investors alike, this is far more than a single infrastructure project, it is the building of a shared economic zone that will tie Malaysia and Singapore closer together for decades to come.
The fundamentals have not shifted The region's long‑term appeal, amplified by policy backing, cross‑border integration, and diversified growth, continues to strengthen.
