KUALA LUMPUR: Astaka Padu Sdn Bhd and Kimlun Corporation Bhd have announced their latest joint development, the RM450 million gross development value Amora serviced residence.
This project represents the fourth collaboration between the two Johor-based groups and will be executed through their joint venture company, Astaka Kimlun Sdn Bhd.
Located on 2.45 acres of freehold commercial land in Tampoi, Johor Bahru, Amora serviced residence sits adjacent to the Pasir Gudang Highway and a 15-acre urban park.
The development is approximately a 15-minute drive from the Bukit Chagar Rapid Transit System station and the Johor Bahru Customs, Immigration and Quarantine Complex.
Amora serves as a key component of the Amora Park integrated development, which also includes 44 shop offices, a wellness mall and hotel, and an education hub. Earlier this month, all 44 shop offices were fully taken up within an hour of their launch.
The residence will consist of two towers—a 48-storey Tower A and a 45-storey Tower B—housing a total of 617 units.
Unit sizes will range from approximately 990 sq ft to 2,230 sq ft, with indicative selling prices starting from RM600,000.
Positioned as a "Modern Holiday Home with Park Living," the project targets larger households, holiday-home buyers, and multi-generational living, allocating between two and six car parks per unit.
The official launch is expected by the end of 2026.
"Despite concerns of normalization in the Johor Bahru residential market, we continue to see strong demand for projects with clear product differentiation, strong connectivity, good pricing and compelling lifestyle propositions," said Allen Khong, chief executive officer of Astaka Padu.
Meanwhile, Kimlun's executive director Chin Lian Hing said that the longstanding collaboration between the group and Astaka Padu demonstrated the complementary strengths of both groups.
"With Amora, we look forward to extending our successful partnership model and continuing to deliver quality developments that meet the evolving expectations of today's homebuyers," said Chin.
