GEORGE TOWN: Kerjaya Prospek Property Bhd’s Andabreeze Residences in Batu Kawan has recorded a strong early response since its soft launch in mid-August, with the 1,406-unit freehold development targeted for completion by mid-2030.
Executive chairperson Datin Seri Toh Siew Chuon said the development had attracted mainly local buyers, alongside purchasers from Singapore, mainland China and Taiwan.
“We have achieved a 30% take-up rate including bookings, as of the end of September 2026,” she told SunBiz at the launch of the Andabreeze Sales Gallery recently.
Toh said most purchasers were local, while foreign buyers included Singaporeans as well as buyers from mainland China and Taiwan.
Andabreeze comprises two towers with 1,406 freehold units ranging from 636 sq ft to 1,302 sq ft, and more than 80 lifestyle facilities. Tower A rises 53 residential floors while Tower B has 46 floors, with shared facilities located across the podium and rooftop levels. The development adopts a Sky Semi-D concept, with outward-facing windows designed to maximise natural light, ventilation and views.
Prices start from RM433,000 for Block A, with the highest-priced units at RM961,000. Meanwhile, the maintenance fee is 27 sen per sq ft, with an additional 10% contribution towards the sinking fund.
Toh said Andabreeze was the group’s latest residential development in Penang, building on the success of Straits Residences at Seri Tanjung Pinang.
“Andabreeze represents our vision of modern living, where we have blended Kerjaya Property’s signature design DNA into every aspect of the development.
“We aim to create more than just a place to live. We want to introduce a lifestyle that brings together connectivity, convenience and a refreshing coastal environment,” she said.
Located in the Central Business District of Batu Kawan, Andabreeze is the tallest building in Bandar Cassia and is surrounded by education, healthcare, retail and recreational amenities.
The development is close to Columbia Asia Hospital, UOW Malaysia KDU Penang University College, Design Village Outlet Mall, Ikea Batu Kawan and Klippa Shopping Centre.
Batu Kawan has also attracted multinational companies and industrial investment, with companies including ViTrox, Robert Bosch Semiconductor, Dexcom Malaysia, Broadcom, Micron Memory Malaysia, Western Digital, LAM Research International and HP Batu Kawan located within the surrounding industrial area.
Its facilities include a 50m lap pool, 355m jogging track, multi-sport court, music studio, fitness lab, yoga and wellness studio, tuition and study room, reading room and children’s play areas.
The development also incorporates a “One Door, One Home” concept that provides residents with privacy and comfort. It also features a Speed Ramp parking design, which the developer said allows residents to move between parking floors more quickly and conveniently.
Andabreeze is also marketed on its connectivity to the Penang Second Bridge and North-South Expressway, with future connectivity to the LRT Mutiara Line highlighted as part of the area’s longer-term infrastructure development.
Toh said Kerjaya Property’s more than 30 years of experience in construction and property development had shaped its approach to Andabreeze.
“Our experience has taught us that successful development is more than just a strategic location. It is about understanding the needs, aspirations and dreams of people who will live here, and creating homes that truly add value to their everyday lives,” she said.
Andabreeze is one of four ongoing projects under Kerjaya Prospek Property, alongside VOX Residence @ Sentul, Viera 15 @ Shah Alam and Senna Heights @ Damansara Damai. The four projects have a combined estimated gross development value (GDV) of about RM2 billion.
The group also has a 60-acre landbank with potential GDV of about RM3.9 billion, while three upcoming projects with a combined estimated GDV of about RM1.2 billion are expected to be progressively launched over the next few financial years.
