BUYING a home in Malaga now costs around €110,000 more than it did in 2020, according to new figures.
Property valuation firm Gesvalt says the average sale price in the province has risen to €3,149 per square metre, up 8.9% on a year ago.
Its report is based on valuations from the third quarter of 2026.

That means a standard 90-square-metre home now costs an average of €283,410, compared with €260,280 a year ago.
Since 2020, prices have climbed by 64.5%.
Rents have risen almost as fast over the same period, up 63.9% since 2020.
The average is now €17.71 per square metre a month, up 4.6% on last year, so a 90-square-metre home would cost around €1,593 a month to rent.
According to Gesvalt, price rises remain high but are losing intensity, pointing to “a certain normalisation” in the pace of growth, although the pressure on prices has not gone away.
Malaga’s prices are rising more slowly than in Spain as a whole, where they are up 10.6% to an average of €2,085 per square metre, but Malaga started from a much higher base.

Malaga also tops the regional table for rents. At €17.71 per square metre, it is well ahead of Cadiz (€11.98) and Sevilla (€11.83).
At the same time, new figures from Spain’s property register, the Cadastre, show how unevenly property is spread across the province.
A total of 508 owners in Malaga province hold more than 50 urban properties each, which puts them in the category of ‘large holders’.
Roughly half are individuals, and the rest are companies or investment funds.
Only five provinces in Spain have more large holders: Madrid, Barcelona, Valencia, Alicante and Las Palmas.

Another 988 owners in Malaga hold between 26 and 50 properties, and 8,301 hold between 11 and 25.
In all, 49,733 people and companies own six or more, about 4% of the province’s 1.2 million property owners.
Among provincial capitals, Malaga city ranks fifth for sale prices, behind San Sebastian (€4,932), Madrid (€4,727), Barcelona (€4,424) and Palma (€3,401).
Marbella is the most expensive place in the province, at around €360,000 for a 90-square-metre home, or more than €2,000 a month in rent.
Elsewhere on the Costa del Sol, in Benalmadena, Estepona, Fuengirola, Mijas and Torremolinos, sale prices range up to €3,000 per square metre, and rents to €18.
