Nueces County leaders have voted unanimously to award a $1.3 million contract to demolish the historic 1914 Nueces County Courthouse in downtown Corpus Christi. The decision brings nearly five decades of debate over the deteriorating building closer to an end.
The Nueces County Commissioners Court approved a plan that allows contractors to remove asbestos and tear down the 110-year-old structure. According to reports from local television stations KRIS-TV and KIII-TV, the demolition is expected to take about 130 days once work begins at the site. The decision follows several failed plans to redevelop the building. Recent engineering studies estimated that restoring it could cost as much as $120 million.
Decades of vacant decay and failed redevelopment
The courthouse, built in the classical revival style, served as Nueces County's main administrative and judicial building for more than six decades. County operations moved to a modern facility nearby in 1977. Since then, the building at 1100 North Mesquite Street has remained empty. Over the years, it has suffered serious weather damage, structural decay and environmental problems. Official documents submitted to the Corpus Christi Tax Increment Reinvestment Zone Board (TIRZ #3) describe several unsuccessful attempts to save the building.
The county tried to sell the property to private developers on three separate occasions. One major effort began in May 2018. County officials and the TIRZ #3 Board worked on a plan to turn the historic courthouse into a luxury boutique hotel under the "Le Méridien" brand. The project included a $1 million municipal tax incentive. However, private developers eventually withdrew after detailed financial studies showed that repairing the structure, cleaning up environmental hazards and meeting modern building codes would make the project too expensive to be financially viable.
Later efforts to work with the Texas Historical Commission's Town Square Initiative also failed. The partnerships could not secure enough private funding to cover the large gap between the property's value and the cost of renovation.
Funding structure and legal approvals
To pay for clearing the neglected property, Nueces County secured up to $2 million in tax increment reinvestment funding from the City of Corpus Christi. Under an agreement approved by the TIRZ #3 Board in January 2026, the city will repay the county through three annual payments of $666,666.
The payments will follow verified completion of the demolition work. Before demolition could be scheduled, county officials also had to deal with legal restrictions on the property.
The site was covered by a historic preservation agreement enforced by the Texas Historical Commission. The agreement was set to remain in place through 1 September 2027. Nueces County commissioners worked directly with state officials to change the deed restrictions.
This cleared the way for the county to obtain building permits and proceed with demolition.
Salvage operations and
Although heavy machinery will eventually tear down the main building, county leaders have confirmed that they will document the site and save historical items where it is safe to do so. During a meeting of the Commissioners Court, local officials said they needed to balance historic preservation with serious health risks inside the damaged building.
County leaders explained that historical records, books and selected architectural features would be catalogued.
However, widespread asbestos contamination in the plaster and insulation limits what can safely be removed and stored. "We have to make a book and we have to preserve some of the things like that," Nueces County official Chesney said in remarks reported by KIII-TV. "But a lot of that stuff also has asbestos in it.
So we have to be really careful in what we keep, because we don't want to keep things that are going to harm people." Selected exterior plaques, stonework that is free of contamination and commemorative statues will be moved to local historical archives or used in future public displays.
Future development of the downtown parcel
Demolishing the 1914 courthouse is expected to make valuable land available for future development. The property sits directly beside the new Harbor Bridge corridor leading into downtown Corpus Christi.
After the vote, county officials said the cleared land would become part of a wider planning process involving local government agencies, the City of Corpus Christi and the Port of Corpus Christi. Removing the empty building will eliminate a long-standing source of urban decay and safety risks.
It will also reduce the ongoing security costs paid by county taxpayers. With the $1.3 million demolition contract approved and funding commitments in place, contractors are preparing to access the site and establish safety measures to contain asbestos during removal. Heavy machinery will move in to tear down the historic structure after these preparations are complete.
