A six-figure salary might sound like a ticket to comfortable living — but in the New York area, it may barely get you beyond a one-bedroom apartment.
While a household earning $100,000 can afford a four-bedroom, 2,119-square-foot home in Memphis, Tenn., the same income gets renters a median of just 801 square feet and one bedroom in the New York metro area, according to a new Zillow analysis.
That’s less than half the space — despite the same paycheck and rental budget.
The study examined what a $100,000 household income can rent across the nation’s 50 largest metropolitan areas, assuming renters follow the standard rule of spending no more than 30% of their gross income on housing.
That translates to a monthly rental budget of $2,500.
In the New York metro area, where the median advertised rent reached $3,175 during the first eight months of 2026, that budget doesn’t stretch particularly far.
The squeeze is even more pronounced in Manhattan, where the median monthly rent hit a record $5,395 in September, up 9% from a year earlier.
More than half — 52% — of rentals available near that price point have one bedroom or less, while just 6% are single-family homes.
The picture looks dramatically different in more affordable cities.
In Memphis, renters with the same budget can secure a median of four bedrooms and 2,119 square feet, with single-family houses accounting for 73% of their options.
Oklahoma City offers a median of 2,000 square feet and three bedrooms, while Houston delivers 1,848 square feet and three bedrooms.
In Raleigh, North Carolina, renters can expect 1,885 square feet and three bedrooms.
But New York isn’t even the tightest market for six-figure earners.
In San Jose, Calif., where the median advertised rent is a staggering $3,539, a $2,500 monthly budget secures a median of just 650 square feet and one bedroom — the smallest footprint among the 50 metros studied.
San Francisco isn’t much better, offering 729 square feet, while Los Angeles provides 750 square feet and Boston 758 square feet.
Chicago renters, meanwhile, get a median of 950 square feet and two bedrooms, while those in Philadelphia can expect 1,100 square feet and two bedrooms.
But slightly more space doesn’t necessarily mean an easier apartment hunt. Chicago recently overtook Miami and Manhattan as America’s most competitive rental market, with an average of 17 prospective renters competing for every available apartment during the peak leasing season.
Across the country, earning six figures still provides a significant advantage in the rental market.
A household making $100,000 can afford 77% of rental listings nationwide, compared with just 31% for a typical renter household earning $58,000, Zillow found.
The higher income also unlocks nearly 20% more living space and 63% more single-family rental options than the typical renter can access.
Of the properties affordable on a $2,500 monthly budget, 30% are single-family homes, 18% are condos and 52% are apartments.
Still, the geographic divide underscores how differently a six-figure salary translates into actual living space.
In 40 of the 50 largest metros, renters earning $100,000 can find a median home exceeding 1,000 square feet within that budget.
New York isn’t among them.
Zillow attributed much of the disparity to housing supply, noting that construction booms across parts of the Sun Belt have expanded rental inventory and helped moderate costs, while supply-constrained coastal markets continue to leave even relatively high earners competing for smaller homes.
For renters determined to stay in expensive cities, moving to a more affordable neighborhood can add roughly 250 square feet within the same budget — though potentially at the expense of longer commutes or reduced walkability.
