Strongylo island, an undeveloped islet north of Lipsi near Patmos, is on the market with an asking price of €4.5 million, according to a listing by Private Islands Inc.
The specialist platform’s listing presents the 219,000-square-metre island as a blank canvas for investors. It promotes absolute privacy, three natural beaches and room for tourism or residential development.
In the past, sailors used the rocky islet as a natural shelter from storms. Its landscape remains untouched, with thick vegetation and crystal-clear waters.
What comes with Strongylo island
According to the listing, nobody has built on the island so far. As a result, it keeps its raw natural beauty while leaving clear scope for future building.
Stone ruins of an old house and a well stand on the land. These could make it easier to obtain building permits, according to the listing.
There is also a natural spring, whose water could become drinkable with basic filtering. In addition, Strongylo island could connect to the power network on neighbouring Marathos.
Of its three beaches, the main one is a sheltered sandy shore about 110 metres long. It could suit a private lounge area or a beach club.
Likewise, the shape of the land suits a large private residence or a high-end eco-resort.
Getting there and who owns it
Boats are the only way to reach Strongylo island, by private vessel or water taxi from Patmos and Leros. Leros, in turn, has flights to Athens.
Nearby Lipsi, the Arkioi islets and the UNESCO World Heritage monuments of Patmos also add value to the property.
However, it remains unclear who owns Strongylo island. Some sources report that private owners acquired it after a legal battle that reached Greece’s Supreme Court, the Areios Pagos.
Other reports suggest the island was once an investment of Hollywood actor Johnny Depp. He reportedly paid €4.2 million for it but never developed it.
Lipsi itself has drawn growing attention abroad, with British media hailing it as an authentic Aegean gem.
Back in 2024, Greek City Times reported that 13 Greek islands were seeking new owners.
