New-build apartments are gaining popularity in Tajikistan, accounting for 63% of prospective property buyers’ interest and 87% of apartments currently listed for sale on the Somon.tj classifieds platform. The number of new-build listings has nearly doubled over the past year, while prices in Dushanbe continue to rise.
From January to September 2026, Somon.tj recorded 123,000 listings for apartments in new buildings, compared with 64,500 during the same period in 2025. Listings for secondary-market housing increased by just 11%.
The platform currently has around 14,400 new-build apartments listed for sale. In September, three-quarters of all buyer enquiries, including calls, chat messages and WhatsApp messages, concerned new-build properties.
One-bedroom apartments are the most common option, accounting for more than half of all listings. A typical one-bedroom apartment in a new building measures 65 square meters and costs around 595,000 somoni.
Apartment prices continue to rise
In Dushanbe, the median price per square meter in new buildings increased by 16% over the year, from 10,900 to 12,600 somoni. On the secondary market, prices rose by 10%, from 12,000 to 13,200 somoni.
The price gap between new and older apartments is narrowing. A year ago, new-build housing was 9% cheaper per square meter than secondary-market properties. The difference has now fallen to just 4%.
Housing remains more affordable outside the capital. The average price per square meter in new buildings is around 7,500 somoni in Vahdat, 7,000 somoni in Bokhtar, 6,250 somoni in Khujand and 6,000 somoni in Rudaki district.
Most new apartments are in completed buildings
In Dushanbe, 84% of new-build listings are apartments in buildings that have already been commissioned. However, many are offered without interior finishing.
Almost half of these apartments are sold as bare shells, while another 41% have new finishing and are ready for immediate occupancy.
“New builds have become the defining story of the housing market: supply has nearly doubled, and buyers are following it. We can see how demand is shifting, and we are dedicating the next wave of our research specifically to new-build properties — to better understand what matters to people when choosing a new home,” said Mugminat Avezova, CEO of Somon.tj.
Somon.tj is Tajikistan’s largest online classifieds platform, offering listings for real estate, vehicles, goods, services and jobs.
