PETALING JAYA: You've paid for your holiday accommodation, enjoyed a few restful days and packed your bags - only to discover that checking out involves stripping the beds, doing the laundry and taking out the rubbish.
For travellers who have encountered such demands at short-term rental properties, Airbnb's latest global policy changes could come as welcome news.
The accommodation platform announced on Oct 20 that it would restrict the household chores hosts can require guests to perform, particularly tasks that demand considerable time or would ordinarily be handled by professional cleaners.
The updated rules will apply to reservations booked on or after Nov 20, affecting Airbnb hosts and guests internationally, including those using the platform in Malaysia.
Under the new policy, hosts will generally be prohibited from requiring guests to strip beds, start laundry, wash and put away dishes, or dispose of rubbish outside the property.
However, this doesn't mean visitors can abandon all responsibility for keeping their accommodation reasonably tidy. Hosts may still request simpler tasks, such as placing dirty dishes in the sink, gathering used towels, or separating rubbish into designated indoor bins.
Airbnb also distinguishes between restricting an advertised amenity and asking guests to use it responsibly. For example, hosts cannot prohibit guests from using air conditioning that forms part of the listing, but may ask them to switch it off when leaving.
The company said it had received feedback that house rules could be confusing, burdensome and difficult to manage, prompting an overhaul intended to make expectations clearer.
No more unpleasant surprises
Another significant change concerns how rules are communicated to guests, with Airbnb requiring hosts to disclose all house rules and requests in designated sections of their listings before reservations are made.
These conditions can no longer be introduced unexpectedly through private messages, notices inside the property or verbal instructions after booking.
Hosts will be able to choose from seven standard categories covering matters such as overnight guest limits, pets, smoking, quiet hours, events and locking up at checkout.
The platform will further assess additional requests for reasonableness, taking into account the type of accommodation and relevant local circumstances. Exceptions may be permitted, such as special waste-disposal arrangements in areas where wildlife poses a problem.
Hosts whose requests breach the policy may receive warnings or be asked to revise their listings. Persistent violations could result in notices appearing on the property listing or reduced visibility in Airbnb searches.
The changes have already sparked criticism among Airbnb hosts, some of whom argue that restricting basic checkout chores could increase cleaning costs, create hygiene problems and complicate preparations for incoming guests.
Disgruntled hosts have taken to online forums to express their frustration, with some even threatening to abandon the platform.
Travellers, meanwhile, have largely welcomed the move, questioning why they should be expected to perform household chores when cleaning fees are already part of their accommodation costs.
What about Malaysian stays?
For Malaysians booking apartments, holiday homes or other accommodation through Airbnb, the changes offer greater clarity about what is expected before departure.
This could be particularly relevant to families or groups renting entire properties, where cleaning instructions sometimes form part of the checkout arrangements.
Malaysian hosts, meanwhile, may need to review their listings and distinguish reasonable housekeeping requests from duties that should be handled between guest stays.
Ultimately, the principle is straightforward: a holiday rental should come with clear responsibilities, not an unexpected list of domestic chores.
