The Greater Bengaluru Authority (GBA) on Saturday launched an online plot subdivision service on the e-Aasthi 2.0 platform, enabling joint owners of properties to divide their plots according to their recorded shares and obtain separate A-eKhatas.
The service is available for properties held jointly under a single A-eKhata, provided each owner’s share is clearly recorded. The joint owners need not belong to the same family. The roll out will allow owners to sell, gift, or mortgage their respective shares, obtain building plan sanctions for their portions, and pay property tax independently.
For vacant plots
However, the service is available only for vacant plots and plots with buildings measuring up to 2,000 sq. m. Multi-storey flats or units cannot be subdivided under this facility. Plots exceeding 2,000 sq. m can be subdivided through the regular procedure of the Town Planning Wing.
Each newly created plot must measure more than 50 sq. m. They should have at least six meters of road frontage and have independent access to a public road. The access to public road can be either directly or through an internal road.
“Some subdivided plots may not face the public road directly. These plots need an internal road for access (minimum width of 3.5 metres),” said the GBA.
Applicants must upload a plot subdivision sketch prepared by a registered architect, which should show the boundaries of the original plot, the proposed divisions for each owner, and access roads.
Subdivision fee
The subdivision fee is 0.2% of the guidance value for residential plots, 0.3% for industrial plots, 0.5% for non-residential plots, and 0.2% for other categories.
Applications can be submitted through the GBA‘s eAasthi website by selecting the ‘Sub-Division or Bifurcation of Existing A-Khata’ service. Applicants must enter the details of the joint owners, upload the architect’s sketch, and provide the area and other details of each subdivided plot.
The conversion fee can be paid online after approval.
