For homebuyers, the desire to buy waterfront property goes beyond its location. But proximity to the beach, views of the sea, and the promise of a quieter living environment can come at a premium. For, the practical challenges of waterfront property include limited availability of space, high prices, building requirements for projects close to the water, maintenance and construction quality.
In India, cities such as Mumbai, Chennai and Goa are known for their premium and ultra-luxury seafront residences. While record prices result in trophy homes and a very narrow buyer pool in Mumbai, Chennai offers a mix of apartment and independent houses along the coastal side. On the other hand, Goa attracts buyers who mostly use a waterfront property as a second home.
“Waterfront properties will always have a certain appeal, especially for buyers looking for a premium location, a better lifestyle, or a second home,” says Tanmay Kholkar, founder of Manas Developers, a Goa-based real estate developer. “These properties command a premium and hold strong appeal for investors.”
The upgrade
Ashka Pandit, director of Sri Lotus Developers and Realty Ltd, a real estate and construction company based in Mumbai, says that the city’s limited availability of coastal land and demand for prime locations are likely to keep seafront housing in the premium and ultra-luxury segments. Affordable housing in these locations remains challenging because of land and development costs.
According to him, Mumbai has recorded ₹18,512 crore in sales of homes priced at ₹10 crore and above in the first half of 2026, a 12% increase year-on-year. “Demand is being driven by affluent end-users, established families upgrading their homes, high-net-worth individuals and NRIs,” says Pandit. “The market is also attracting buyers who view prime residential property as a long-term store of wealth. Mumbai recorded 957 transactions for homes priced at ₹10 crore and above in H1 2026, a 26% annual increase.”
The design of the home matters, too. Pandit says sea views are a significant attraction, but buyers also value space, natural light, ventilation, privacy and well-planned layouts. Landscaped open areas and amenities add value when they complement the home.
Building requirements
It is not smooth sailing for developers. Humidity, salt-laden air, and water corrosion make the selection of materials and quality particularly important. Rishabh Jain, director of Petros Stone LLP, says, “Natural stone can create significant value and look elegant in both the interiors and exteriors of waterfront development projects.” Stone can also be worked in different ways to impart various surface finishes for different applications.
There are other features that influence a building’s long-term performance. Pandit says, “Flood risk, site elevation, drainage capacity and the durability of materials are all connected to a building’s long-term performance. Climate resilience, therefore, should be addressed through site-specific planning rather than treated simply as a marketing feature.”
More than a fine view
Waterfront development is also increasingly being considered in the context of the wider neighbourhood. Reliable transport, pedestrian access, drainage, public spaces and essential services can determine whether a location remains liveable beyond its immediate advantage of a fine view. Integrated communities can offer proximity to the coastline without requiring every home to have direct beach frontage.
Shashank Gupta, director of RPS Group, a Delhi-based real estate and infrastructure developer, says homebuyers are increasingly looking for independence and the freedom to design their own homes, alongside security, infrastructure and shared amenities. “Gated plotted developments can offer this combination, while waterfront communities add the appeal of their natural surroundings,” he says. “The challenge is to balance individual living requirements with community infrastructure and thoughtful planning.”
The rental market
Sea-facing homes in Mumbai’s established residential neighbourhoods command higher rents, while Chennai’s coastal localities attract substantial tenant interest at comparatively lower rental levels. At Bandstand in Bandra West, sea-facing homes are priced 25% to 35% above comparable inland-facing units. On Worli Sea Face, a furnished studio works out to about ₹167 per sq.ft., compared with roughly ₹100 to ₹135 for similar homes elsewhere in Worli.
In Mumbai’s established premium residential belt, most two-bedroom apartments in Worli are listed at ₹90,000 to ₹1.25 lakh a month. In Bandra West, typical two-bedroom rents range from ₹95,000 to ₹1.25 lakh, while in Juhu they are between ₹1.1 lakh and ₹1.5 lakh.
In Chennai, Besant Nagar properties range from ₹4.74 crore to ₹7 crore, while homes along East Coast Road start at ₹2 crore.
Chennai’s beach belt is more affordable. In Besant Nagar, near Elliot’s Beach, two-bedroom flats typically rent for ₹30,000 to ₹35,000 a month, while three-bedroom homes cost ₹80,000 to ₹1 lakh. Along East Coast Road, a 2,000 sq.ft. house near Neelankarai Beach is listed at ₹40,000 a month, while three-bedroom flats in Palavakkam are listed at ₹32,000 to ₹35,000.
The rental premium also differs between the two cities. Chennai’s sea-facing rental listings show little premium over other properties in the same locality, as the premium for sea views is concentrated largely in new luxury projects that rarely enter the rental market.
As per the data, Chennai locality draws about 202 prospective tenants for every available rental home, compared with 146 in the Mumbai Metropolitan Region (MMR).
In Chennai, Adyar recorded about 248 prospective tenants per available home, while Mylapore, which covers the Santhome and Marina belt, drew around 242. In MMR, Airoli, on Thane Creek, recorded about 223 prospective tenants per available home.
Supply also differs between the markets. Mumbai’s established sea-facing addresses have very few homes available for rent at any given time. Chennai’s East Coast Road has a wider rental stock, including more than 80 homes in Neelankarai and more than 110 in Injambakkam, much of it independent houses.
Thus we have two coastal cities selling the same privilege, of living beside the water, at different prices and for different reasons. In Mumbai, the sea is an ultra-luxury asset, and the premium is not just for the view. It reflects scarce land, established prestige addresses, redevelopment and what it means to remain connected to the city’s commercial centre. In Chennai too, these seafront properties are in demand for their address but also for the character of the neighbourhood and how much of the coastline will remain accessible and resilient in the years to come.
