Acmerre Dongtan, developed by KB Real Estate Trust and built by POSCO E&C, opens its show house on the 16th and begins its sales schedule in earnest. Located in a prime spot in the Dongtan 1 New Town in Hwaseong, Gyeonggi Province, the complex has drawn market attention even before sales began by billing itself as a high-end residential development.
Rising on a site adjoining the Metapolis mixed-use tower and Dongtan Central Park in Bansong-dong, Dongtan-gu, Hwaseong, Acmerre Dongtan will comprise seven buildings of up to 49 floors above ground and seven basement levels across two blocks, for a total of 1,808 units.
A new Bansong Station on the Dongtan-Indeogwon line (under construction, tentative name) is being developed in front of the complex, and an underground passage directly linking the complex to the station is also planned. Dongtan Station, one stop from Bansong Station, provides access to the GTX-A and KTX lines, which is expected to put Seoul Station and major Gangnam business districts such as Samseong Station within 20 to 30 minutes. The site also abuts the roughly 370,000-square-meter Dongtan Central Park and the roughly 710,000-square-meter Banseoksan Neighborhood Park, offering views over a combined 1.08 million square meters of green space. Samsung Electronics' Hwaseong campus is about a 10-minute walk away, and a commuter shuttle bus stop sits directly in front of the complex, adding to its appeal as a location within walking distance of company shuttles.
Acmerre Dongtan draws attention for adopting a "penthouse standard" concept that extends the premium finishes of its top unit types to every home. All units are designed with 2.5-meter ceilings, 20 centimeters higher than those in typical apartments, and each comes with its own private storage room. To reduce noise between floors, the developer plans to apply sound-insulation materials rated Grade 1 for light-impact noise and Grade 2 for heavy-impact noise under national certification standards. Parking has been secured at about 1.5 spaces per unit, including more than 1,000 wide spaces measuring 2.6 meters across.
Premium brands have been used extensively for interior finishes, and French designer Janaina Mireillo took part in the overall exterior design of the complex, which the developer says will raise its profile as a landmark. Community facilities include a fitness center, Pilates studio, GDR golf practice range, sauna, guest house and tea house, as well as a study room, daycare center and education lounge.
Applications begin with special supply on the 26th, followed by first-priority applications on the 27th and second-priority applications on the 28th. First-priority applicants must be heads of household residing in Hwaseong Special City or the greater Seoul area (Gyeonggi, Seoul or Incheon) as of the date of the resident recruitment notice, with a housing subscription savings account held for at least 24 months and deposits meeting the standards for their region and unit size.
The 10% down payment can be paid in two installments, with the first installment set at 10 million to 30 million won depending on the unit type. Initial buyers are not subject to a mandatory residency requirement, and the resale restriction period is three years.
An official involved in the sales said: "Acmerre Dongtan offers not only a symbolic location but practically everything needed for daily life, including transportation, nature and jobs, and the quality of the product has been raised to match, to the highest level in the greater Seoul area." The official added that it "will become the most valuable complex even in Dongtan, where property values are rising quickly on the back of the semiconductor boom."
The show house is located in Yeoul-dong, Dongtan-gu, Hwaseong, Gyeonggi Province.
