A newly built mansion in Los Angeles' upscale Bel Air neighbourhood has hit the market for $36.5 million after a development journey spanning nearly nine years. The 10,946-square-foot residence, constructed using approximately 4,500 tons of reinforced concrete, occupies a 0.59-acre hillside lot and features cantilevered structures, expansive glass walls and an infinity pool.
According to The Real Deal, which reported the listing on October 14, the property was developed by Tim McElwee and designed by architect Jeffrey Eyster.Located at 1331 Linda Flora Drive, the three-storey house was completed in 2026, according to its real estate listing. The Multiple Listing Service (MLS) records its area as 10,946 square feet, while the lot measures approximately 0.5854 acres. The asking price is $36.5 million, although the eventual sale price, if a transaction takes place, could differ.
A mansion built around concrete
The residence stands out for its extensive use of reinforced concrete, a material more commonly associated with infrastructure and commercial buildings than luxury homes. Its design incorporates large cantilevered forms, angled columns and substantial overhangs that create the impression of heavy concrete volumes extending over the hillside. The architectural approach draws on brutalism, a style recognised for its emphasis on exposed materials, geometric forms and the visible expression of a building's structure.
Rather than concealing the concrete behind conventional exterior finishes, the house makes the material central to its appearance.According to Mansion Global, which covered the property on October 12, approximately 4,500 tons of concrete went into the project. The property's listing describes the quantity as around 10 million pounds of reinforced concrete. Inside, board-formed concrete ceilings and polished terrazzo flooring are balanced by wood-panelled walls and expansive glass doors.
The design connects the principal living spaces to outdoor terraces, making the surrounding hills and views part of the home's visual appeal.
A nine-year development journey
The project is associated with developer Tim McElwee and architect Jeffrey Eyster of Atelier Eyster Architecture. Hoodline, reporting on October 15, described the development as a nine-year journey that culminated in the newly completed mansion entering the market in 2026.Reports have placed McElwee's acquisition of the lot in 2017 at approximately $3.25 million. However, publicly displayed property records show a sale dated March 29, 2018, for $3.1 million. The difference in the reported purchase date and price has not been independently reconciled, so the precise acquisition details remain uncertain. The nine-year timeline should also be understood as the project's reported development journey, rather than proof that construction continued uninterrupted for the entire period.
The listing identifies the property as newly built in 2026.The design makes use of the sloping site through multiple levels, terraces and projecting structural elements. Large glass surfaces contrast with the solidity of the concrete, creating a house that combines a heavy exterior with open views and light-filled interiors.
Six bedrooms and luxury amenities
Despite its industrial appearance, the mansion includes amenities associated with high-end Los Angeles real estate.
The listing identifies six bedrooms and nine bathrooms, comprising eight full bathrooms and one half-bathroom. The primary suite occupies a dedicated level and opens onto a private roof garden. Its bathroom includes a terrazzo soaking tub. Other facilities include a screening room, gym, sauna, steam facilities and spa amenities. The kitchen features a large island and a separate preparation kitchen, while outdoor spaces include terraces and pools on different levels.
These areas are designed to take advantage of the property's hillside setting and views across the surrounding landscape. The extensive use of concrete, sculptural architecture and private amenities distinguish the residence from more conventional luxury homes. Its design places equal emphasis on the material's mass and the views opened up by large expanses of glass.
What the asking price means
The $36.5 million figure is the seller's asking price, not a confirmed sale value.
The property would need to attract a buyer willing to meet the asking price or negotiate an acceptable offer before its final market value could be established. The listing also comes amid scrutiny of high-value property transactions in Los Angeles. Hoodline noted the potential relevance of the city's Measure ULA transfer tax, which applies to qualifying real estate transactions. Any tax liability would depend on the final transaction value and the rules applicable at closing. For now, the mansion's listing highlights the scale of investment involved in creating architecturally distinctive homes in Bel Air, where privacy, views and individual design can be major selling points. Its unusual concrete construction and lengthy development history give the property a distinct identity in the luxury market, even as its eventual sale price remains uncertain.
