The AI industry is building data centers at a pace that would make a gold rush blush. According to Gartner, the bill may come due before the revenue shows up.
In an October 14, 2026 report, the research firm warned that more than $3.5 trillion in AI infrastructure spending is at risk of impairment by the end of 2030. That exposure could climb past $4 trillion by 2032.
The report carries a title that doesn’t bother with subtlety: “Prepare for AI Market Consolidation: Capital Write-Downs Could Exceed $4 Trillion by 2032.”
The math that doesn’t add up
Start with the spending. Gartner expects AI infrastructure providers to invest nearly $1 trillion in 2026 alone.
Another $6 trillion is projected to follow between 2027 and 2030. That brings the cumulative total to approximately $7 trillion by the end of the decade.
To earn a 12% return on invested capital on that outlay, Gartner calculates the industry would need $8.5 trillion in cumulative revenue.
The problem is the forecast. Gartner projects that enterprise and consumer AI revenue tied to data centers will top out at no more than $3.6 trillion through 2030.
That’s less than half of what the spending requires. The shortfall is where the impairment risk comes from. When an asset can’t generate the returns it was bought to produce, companies eventually have to mark down its value on their books.

Neoclouds in the crosshairs
Not every player faces the same odds. Gartner singles out neocloud providers as especially exposed.
Neoclouds are specialized operators that rent out GPU capacity or AI-optimized infrastructure-as-a-service.
Gartner predicts that more than 80% of these providers will stop operating independently by 2030. The firm points to cost pressures and a lack of differentiation from the large hyperscalers as the main culprits.
Spending on AI-optimized IaaS is growing. Gartner projects it will rise from $66 billion in 2027 to $174 billion in 2030. According to the report, that spending still won’t be enough for many providers to earn back their investments, largely because hardware turns over so quickly.
Where the revenue is going instead
Analyst Will Sommer highlighted a structural wrinkle in how AI money flows. Many AI-native companies run asset-light business models.
Sommer noted that this setup hinders revenue from reaching the companies that actually own the infrastructure.
Gartner says this dynamic adds to the pressure for consolidation across the AI sector.
What this means
For investors, the report reframes the AI buildout as a capital efficiency question rather than a demand question. Gartner’s forecast is not arguing that AI revenue won’t grow. The argument is that it won’t grow fast enough to justify what’s being spent to support it.
The neocloud prediction is the sharpest edge of the report. If more than 80% of these firms lose independence, the likely outcomes are acquisitions, mergers, or closures.
Key signals to track include how quickly AI-optimized IaaS spending actually ramps toward the $174 billion projection, whether asset-light AI firms start sharing more economics with infrastructure owners, and whether early neocloud deals begin to surface.
