About 10,000 people visited the model house for Sinbunpyeong Epit The Way City over three days, raising expectations for strong subscription demand at the presale in Cheongju's Sinbunpyeong district, an emerging residential area in the southern part of the North Chungcheong Province city.
HL D&I Halla said on the 19th that roughly 10,000 people visited the model house in Yongam-dong, Sangdang-gu, Cheongju, during the three days starting on the 16th. The complex, to be built on block A2 of the Sinbunpyeong urban development zone, will consist of 10 buildings ranging from two basement levels to a maximum of 29 floors, with a total of 992 units, all offered for general sale. It is the second complex supplied in the Sinbunpyeong urban development zone by HM Group, a property development company. Once three complexes in the district are completed, they will form a branded residential community marketed as Sinbunpyeong The Way City, with a combined 3,948 units.
The Sinbunpyeong district is seen as a base for expanding the core residential belt in southern Cheongju, linked to the neighboring Dongnam and Bangseo districts as well as the Bunpyeong-Mipyeong and Bunpyeong 2 districts. It adjoins the Second Ring Road and National Route 17 and offers easy access to the First and Third Ring Roads, making travel convenient to Cheongju's old downtown as well as to Sejong, Daejeon, Osong and Ochang. The site is also positioned to draw demand from workers at major employment hubs in the area, including SK hynix's Cheongju campus, the Cheongju General Industrial Complex, Techno Polis, the Osong Bio Valley and the Ochang Science Industrial Complex. Next to the complex, a school tentatively named Jangseong Elementary School is being developed with a target opening of September 2029, timed to coincide with move-in.
Unit types range from small and mid-sized layouts aimed at owner-occupier buyers to larger floor plans. The breakdown by type is 256 units of 59 square meters type A, 29 units of 59 square meters type B, 49 units of 75 square meters type A, 51 units of 75 square meters type B, 345 units of 84 square meters type A, 174 units of 84 square meters type B and 88 units of 112 square meters. Most of the complex is oriented to the south, about 42% of the site area is given to greenery and landscaping, and 1.48 parking spaces are allotted per unit. For residential services, the developer has partnered with Cheongju Hana Hospital to set up a medical and emergency support system for residents, and has brought in Jongro M School, an education provider, within the complex, drawing interest from parents with school-age children.
"Many visitors have come since the model house opened, showing interest in the location, the floor plans and the residential amenities," a sales official at HL D&I Halla said. "Interest continues from buyers who want to see for themselves the plan to create a branded residential community in the Sinbunpyeong district, the potential for residential expansion in southern Cheongju, the variety of unit types and the convenience of daily life here."
Applications open with special supply on the 27th, followed by first-priority applications on the 28th and second-priority applications on the 29th. Winners will be announced on Nov. 4.
