The first presale is set to begin in the lead district of Sejong Smart City, a national pilot smart city project.
BS Hanyang said on the 19th that it will launch the presale of Sejong Smart City L Soojain in November. The complex will be built on the L6, L7, L8 and L11 blocks in the 5-1 district of Hapgang-dong, Sejong.
The project is being developed by a public-private special purpose company that includes the Korea Land & Housing Corporation (LH) and the Sejong city government, with BS Hanyang as the builder. It will comprise 2,316 units in total — 2,191 apartments and 125 officetel units, studio units used as either homes or offices. All apartments will be built in a single floor plan of 84 square meters of exclusive-use area, a size favored by buyers.
The 5-1 district, where the complex will be located, is a national pilot city site spanning about 2.744 million square meters in the Hapgang-dong area. The project applies advanced information technology across urban life, including transportation, healthcare, education and clean energy. The lead district is divided into a residential Smart Living Zone and an Innovation Venture Startup Zone, which concentrates commercial and office functions. Sejong Smart City L Soojain sits at a core location within the Smart Living Zone.
A range of next-generation technologies will be deployed inside and outside the complex. For travel outside the complex, self-driving car-sharing services will be linked with an artificial intelligence-based smart traffic system. Within the complex, service robots dedicated to carrying and delivering residents' goods will operate alongside patrol robots around the clock. BS Hanyang, which has supplied about 230,000 homes nationwide, said it plans to apply the housing expertise it has accumulated to the Sejong national pilot city.
The location and planned transportation links also stand out. Sejong's standing as an administrative capital is expected to strengthen further under the government's national land transformation strategy, which includes a presidential office and a National Assembly chamber in the city. On transportation, the 64.4-kilometer Chungcheong Regional Express Railway (CTX), which will connect the government complex in Daejeon to Cheongju International Airport via the Sejong complex, has completed its private investment feasibility review. An outer ring road for the sixth district is under construction, with a target opening in the second half of 2027.
"Sejong Smart City L Soojain is a large-scale branded town where residents can enjoy both Soojain's living spaces and the advanced lifestyle services of the national pilot city," an official involved in the presale said. "As this is an area where new transportation, education and cultural infrastructure is being added to the natural setting of the Geum and Miho rivers, it will be the complex that feels Sejong's transformation first."
The model house will be located in the Daepyeong-dong area of Sejong.
