Juan Gabriel's former South Florida estate is back on the market with a $38.9 million asking price, more than four times its last sale price, and a transformation that has added an indoor basketball facility, a separate wellness retreat and a clubhouse with its own movie theater.
The property at 13920 Stirling Road in Southwest Ranches, west of Fort Lauderdale, was listed October 7. The current offering covers 9.69 acres in the Sunshine Ranches neighborhood, with eight bedrooms and 11 full bathrooms plus two half-baths across the compound.
The Mexican singer-songwriter purchased the estate in 1995. Homes.com's public-record history lists that acquisition at $1.275 million. Juan Gabriel, whose legal name was Alberto Aguilera Valadez, made the property one of his homes long before its latest reinvention.

Its most recent completed sale was for $9 million in June 2022, according to the listing histories. The new asking price is $29.9 million higher, an increase of approximately 332%. That comparison reflects the seller's current ambitions and the intervening redevelopment; it does not represent a completed resale or an established profit.
The earlier marketing history tells another part of the story. Zillow records show an asking price of $4.995 million in December 2017, followed by reductions to $4.15 million in 2018. The property was offered at $10 million in February 2022 before selling for $9 million that June.
Today's listing describes approximately 23,442 square feet of air-conditioned space across six structures. The main residence has five bedrooms with private bathrooms, including two ground-floor suites with separate entrances and living areas. Upstairs, the primary suite has a breakfast bar, refrigerator, separate bathrooms and closets, and a balcony overlooking the grounds.
The kitchen includes Miele, Viking, Dacor and Liebherr appliances. A three-bedroom guesthouse, detached clubhouse, gym and spa, and an air-conditioned garage provide additional space. The garage accommodates four vehicles, with lift capacity for eight. The listing also advertises new roofs throughout the compound and hurricane-impact windows and doors.

The largest departure from a conventional celebrity home is the roughly 10,500-square-foot indoor basketball building. Mansion Global reported that the air-conditioned facility is used by a nonprofit basketball program and includes professional athletic flooring, locker rooms, a viewing balcony, conference space and a smoothie bar.
The current owners are a sports-oriented family who installed many of the amenities for their children, listing agent Angeline Earnest told the publication. The property also has outdoor basketball facilities and a hockey area.
Elsewhere, the clubhouse contains a bar, theater and gaming stations. The wellness building offers a sauna, steam room, cold plunge, massage room and tanning bed. Two swimming pools, a tiki pavilion and a koi pond reached by a wooden bridge extend the recreation areas outdoors.
The estate was extensively changed after its 2022 purchase by a limited liability company, Mansion Global reported. Earnest is marketing it alongside Tommy Crivello.
Juan Gabriel died in 2016 at age 66. The songwriter behind "Querida," "Amor Eterno" and "Hasta Que Te Conocí" was named the Latin Recording Academy's Person of the Year in 2009, recognizing both his career and his philanthropic work. His connection gives the address its musical history, while the current sale offers a substantially reworked property.
