Prices on Copenhagen's apartment market have fallen for the second month in a row, according to new figures, while the opposite is true in Aarhus.
According to figures from property site Boligsiden, the average sale price for owned apartments – ejerlejligheder rather than andelsboliger – in Copenhagen fell by one percent from August to September, slightly higher than the 0.5 percent fall the previous month.
Property economist Birgit Daetz from Boligsiden said that this is the first time a fall of that size has been reported since March 2024.
"Supply has risen significantly in 2026 and we're now seeing prices fall, among other things as a consequence of buyers having more choice and less demand," she said in a press statement.
In the municipality in general, however, prices are 15.7 percent higher than they were last year, with a square metre of property costing 75,414 kroner on average.
In Aarhus, however, the story is more or less the opposite, with prices rising 3.7 percent in the past month. According to Boligsiden, that's the third-highest monthly rise in the history of the site's statistics, which go all the way back to 2011.
The average cost of a square metre of property now costs 50,649 kroner in Aarhus.
Lise Nytoft Bergmann, property economist at Danish bank Nordea, said in a written comment to Ritzau that this is the first time an owned apartment in Aarhus with an area of 100 square metres has had an average price of more than five million kroner.
She described the development in prices as "extraordinary," warning that prices – which have risen 23.3 percent so far this year – will soon hit a ceiling.
"The higher the speed the less that needs to happen for the market to react to a new bump in the road," she said.
"For that reason it would be healthy for prices to start moving at a more sustainable pace."
At a national level, prices for owned apartments remained the same in September, according to the figures, while the price of detached houses, terraces and summer houses rose by 0.3 percent.
House prices in general rose in four of the country's five regions, with northern Jutland the only exception. In that region, the price of detached houses and terraces fell for the fourth month in a row.
