HL D&I Halla is opening the model house for Shinbunpyeong Epit The Way City in the Shinbunpyeong urban development district in southern Cheongju, North Chungcheong Province, launching sales of 992 units.
The project is the second complex to go on sale within the Shinbunpyeong urban development district, which is being developed by real estate developer HM Group. The developer plans to build a brand town called Shinbunpyeong The Way City totaling 3,948 units across three blocks. Combined with the neighboring Dongnam and Bangseo districts and the Bunpyeong-Mipyeong and Bunpyeong 2 districts now under development, the area is expected to form a housing belt of about 37,000 units.
The complex on sale will be built on Block A2 of the Shinbunpyeong urban development district in Jangseong-dong, Cheongju, with 10 buildings rising up to 29 floors above ground and two basement levels. General sales by exclusive floor area comprise 285 units at 59 square meters, 100 units at 75 square meters, 519 units at 84 square meters and 88 units at 112 square meters. The lineup ranges from the small and mid-sized units favored by owner-occupier buyers to larger floor plans.
The site connects directly to Cheongju's second ring road and National Highway 17, with good access to the first and third ring roads. That puts downtown Cheongju within easy reach, along with Daejeon, Sejong, Osong and Ochang. The location also sits near major employment hubs including the SK hynix Cheongju campus, the Cheongju General Industrial Complex, Cheongju Technopolis, the Osong Bio Valley and the Ochang Science Industrial Complex, drawing attention as housing for industrial park workers. Education and daily amenities are also being developed. A kindergarten and Jangseong Elementary School (tentative name) are being built next to the complex with a target opening of September 2029, and a Jongro M School branch is slated to open inside the complex.
Among the design features, the parking allocation stands out. The complex provides 1.48 parking spaces per household to minimize parking disputes. Nearly all units face south, and more than 43% of the site area is given over to landscaping. Residents will also receive health care and education benefits. Under a memorandum of understanding with Cheongju Hana Hospital, the complex will offer health screenings and emergency medical support, while the Jongro M School branch will provide tailored academic services.
"Shinbunpyeong Epit The Way City lets buyers assess a large-scale brand town together with its transit, education and living conditions amid the housing expansion underway in southern Cheongju," a sales official at HL D&I Halla said. "We have prepared the model house so visitors can see the floor plans and product lineup for themselves."
Special supply applications open on the 27th, followed by first-priority applications on the 28th and second-priority applications on the 29th. The model house opens on the 16th in Yongam-dong, Sangdang-gu, Cheongju.
