Nicaragua Seized Homes Back to 8 of 9 Owners

NICARAGUA · PROPERTY

Nicaragua seized homes from nine American retirees and investors on its Pacific coast in late August 2026, and eight of the nine owners had their keys back by Friday 16 October, according to Confidencial and Telemundo 51. One investor says he is still locked out of a hotel, a farm and other assets that he values at almost US$50 million.

For US readers this is a rare sign of Managua reversing a seizure after public pressure, and also a warning about how fragile the reversal is. The State Department’s Nicaragua advisory stands at Level 3, Reconsider Travel, as reissued on 14 May 2026, and it warns that authorities may seize property, including homes and cash, without warning or legal justification.

The case became public on Sunday 11 October, when the Nicaraguan outlet Confidencial first told it on its weekly programme. Confidencial followed up on 16 October, La Prensa and Telemundo 51 of Miami on 17 October, and Spanish-language outlets repeated the Telemundo 51 account on Sunday 18 October.

How the Nicaragua Seized Homes Case Unfolded

The nine houses stand on Playa Gavilán, in the municipality of Tola in Rivas department. Confidencial wrote that the attorney general’s office (PGJ) seized them with their furniture in late August 2026 and then donated them to the social security institute INSS.

Owners told Confidencial that only security guards were present on the day, and that men who called themselves INSS officials ordered them to leave. La Prensa and Confidencial both say neither the PGJ nor the INSS has explained the seizure in public.

The owners say they live elsewhere and use the houses for winter stays and visits from family. Under Law 690, the coastal zones law, they own the buildings while the land belongs to the state, and they pay the Tola municipality a US$1,000 annual fee.

Each house cost between about US$500,000 and US$800,000 to build, according to the owners quoted by Confidencial. One owner estimated the combined loss, with furnishings and 15 years of improvements, at US$15 million.

The Return of the Keys and the Rent Offer

An unnamed INSS source told Confidencial that officials began handing over keys on Thursday 15 October, four days after the first report. Telemundo 51 wrote that eight of the nine owners received their keys on Friday 16 October, so the exact first day of the returns differs between the two accounts.

The owners say they were told by telephone that the homes would come back, and that officials said everything is “as it was before”. They add that no one gave them a written document, and that they will not invest again until they have one.

Owners also told Confidencial and La Prensa that an INSS official in Managua offered to rent the houses back to them for about US$2,000 a month. That offer is the owners’ account, and the Nicaraguan authorities have not commented on it.

La Prensa wrote that the owners said the US embassy in Managua declined to intervene and advised them to use local courts. A State Department spokesperson told Confidencial that it is deeply regrettable that the Nicaraguan government repeatedly disregards property rights, and the embassy said it knows of numerous cases of confiscation without justification.

The Investor Who Is Still Locked Out

An investor identified only as José told Telemundo 51 and Confidencial that he lost a beach house, a hotel at Astillero, a commercial plaza at Nahualapa, a farm with about 350 pigs and 108 cows, vehicles and equipment. He puts the total at almost US$50 million, which is his own estimate and has not been independently checked.

According to La Prensa, which drew on the Telemundo 51 interview, the ninth investor has not regained access, and he says about 50 employees lost their jobs. José says he is outside Nicaragua and does not know whether he would be allowed back in, and Confidencial notes that Nicaraguan authorities have given no reason for the measure.

The reports of Sunday 18 October add no official statement and no new return. They repeat the owners’ warning that the restitution has no stable legal guarantee until formal resolutions are issued, and they say authorities have not explained why the open case remains.

What It Means for You

Americans who own or plan to buy property in Nicaragua should note that the returns came by phone and not in writing, so the title question is open. Our guide to buying property in Nicaragua as a foreigner explains why the state owns the land under coastal houses built under Law 690.

Travellers should read the full advisory, which also flags a serious risk of wrongful detention of US citizens and says the government has denied entry to and expelled Americans. It also notes that the constitution has barred dual nationality in most cases since 16 January 2026, a point our guide to moving to Nicaragua covers for would-be residents.

Investors should see the case as a data point on political risk rather than a change of policy, because nothing in the reports suggests that Managua has stopped transferring property to INSS. Our Nicaragua explainer sets out the co-presidency of Ortega and Murillo, and our report on the call for firm OAS action shows the wider pressure on the government.

What Is Not Known

No Nicaraguan authority has said why the nine homes were seized, why eight were returned or whether the ninth case will follow. The returns rest on owners’ accounts and one unnamed INSS source, and it is not known whether all nine houses are fully back in the owners’ hands.

The sources differ on the details. José says his seizures began in October 2025, while the PGJ seizure of the houses is dated late August 2026, and the reports do not say whether the two are the same events.

Telemundo 51 described the almost US$50 million as the group’s investments, while Confidencial and La Prensa attribute it to José alone. Telemundo 51, citing Confidencial, put the number of confiscated properties transferred to INSS at 372 between August 2024 and October 2026, while La Prensa counted at least 228 until June 2026 and 19 since, so the totals vary.
