Koos Bekker
When South African technology billionaire Koos Bekker bought Hadspen House and 16 acres of land in Somerset in 2013, the purchase marked the beginning of a much larger project. The estate, now known as The Newt in Somerset, has grown to cover more than 2,700 acres through land purchases made by Bekker’s company, according to The Guardian.
The business has developed into a luxury hotel and visitor attraction, with gardens, farmland, orchards, restaurants and shops. It says it employs more than 650 people who live in or come from the local area. For some residents, the estate has brought jobs and investment. Others are uneasy about its growing reach, raising questions about land ownership, local identity and how much influence one company should have in a rural community.
From manor house to destination
Hadspen House is a 17th-century country house near the towns of Bruton and Castle Cary. Bekker and his wife, Karen Roos, bought the property in 2013 and began developing it as a hospitality and horticultural destination. The Newt opened to visitors in 2019, built around the historic house and its gardens. The estate presents itself as a working countryside property, with gardens, woodland, farmland and cider orchards alongside a hotel, restaurants and visitor experiences.
Its community page describes an operation that aims to connect hospitality with local food, landscape and heritage. The scale has changed considerably since those early plans. The Guardian reports that the company now controls more than 2,700 acres in the surrounding area, acquired through purchases made over the years. That landholding has helped shape The Newt’s growth, but it has also altered how some residents view the project.
Jobs and local links
The Newt says it employs more than 650 people who are either from or live within the local area. That is a substantial workforce for a rural business, and the company presents employment as a central part of its relationship with the community. The estate’s activities extend beyond hotel accommodation. Its gardens, farm, orchards, food businesses and visitor services require staff with a wide range of skills, from horticulture and food production to hospitality and retail.
The Newt also says it works with local organisations and maintains relationships with community groups. For supporters, the growth has brought jobs, visitor spending and a new profile for the area. A major attraction can draw people who might otherwise pass through, supporting businesses and increasing demand for local services. The company’s employment figure is an important part of its case that the expansion has delivered tangible benefits.Yet jobs do not answer every concern. Some residents have questioned whether the growth of a single owner’s businesses and landholdings is changing the balance of local life. The debate is not only about whether The Newt creates employment, but also about who benefits from development and how decisions affect the people who already live nearby.
Concerns about expansion
According to The Guardian, local concerns range across the scale of the estate’s expansion, the use of pesticides and the commercial branding of nearby places.
Residents have also raised issues such as flooding and the potential impact of the estate’s activities on the surrounding area. One point of contention has been the growing presence of The Newt’s name in local life. The newspaper reported that a nearby train station was renamed to include the hotel’s branding, a move criticised by some as an example of the company’s influence extending beyond its land.Other residents have objected to the acquisition of businesses and properties in nearby towns.
The Newt’s reach into shops, pubs and other local enterprises has led some people to worry that a once-independent community could become increasingly identified with one private estate. These concerns do not necessarily mean that everyone opposes the project. The Newt’s supporters point to jobs and investment, while critics question whether the costs of expansion are being adequately considered. The disagreement reflects a wider challenge facing rural areas when a large private enterprise becomes a dominant local presence.
What the company says
The Newt’s official community page says that the estate is a part of the local area, rather than as a closed resort. It says the company values relationships with local organisations and highlights its workforce as evidence of its connection to Somerset. That account sits alongside the concerns reported by The Guardian. The two perspectives show the different ways residents and the company assess the estate’s role.
The business emphasises employment, community links and the care of historic landscapes, while critics focus on the cumulative influence of land purchases and commercial activity. The estate’s community message also reflects a broader model of luxury tourism. It presents gardens, food and the countryside as part of the visitor experience, while relying on local workers and suppliers to operate the business.
The approach may bring economic activity, but it can also raise questions about access, affordability and how a rural place is represented.
A changing corner of Somerset
The Newt’s expansion has transformed a country house and its grounds into a large, multi-part operation. Its footprint now stretches across thousands of acres, while its businesses extend into hospitality, food, retail and visitor experiences. For residents, the changes are personal as well as economic.
A new employer can offer valuable work, but rapid expansion may also affect housing, traffic, local businesses and the character of nearby towns. Those effects are not always experienced equally, which helps explain why the project has attracted both support and criticism. The debate around The Newt is ultimately about more than one hotel or garden. It asks how a community can welcome investment while retaining a voice in decisions that shape its future.
The company says it employs hundreds of local people and works with community organisations. Residents who question its growth want to know how that influence will be balanced with local needs.Since Bekker bought Hadspen House and 16 acres in 2013, the project has grown into an estate controlling more than 2,700 acres nearby. Its workforce and visitor economy have made it an important part of the region, but its expansion has also prompted difficult questions. In Somerset, the future of The Newt is being debated not only as a business story, but as a test of how growth, community and local identity can coexist.
