Hollywood actor Kevin Costner once envisioned transforming a coastal property in Carpinteria, California, into a sprawling private estate, but the ambitious development never materialised.
Instead, one unusual detail from his preparations stands out. Costner converted an existing polo field into a baseball diamond while making changes to the land. The actor purchased the property in 2006 for a reported $28.5 million, drawn to its oceanfront setting and expansive views. The site included a modest, older house, but Costner had plans for a much larger residence, a guesthouse and a swimming pool. Years later, the property attracted attention again when it was listed for tens of millions of dollars and became part of the financial story behind his Western film project, Horizon: An American Saga.
Kevin Costner’s $28.5 million coastal property
Costner purchased the land in Carpinteria, near Santa Barbara, California, in 2006. The property originally covered approximately 17.25 acres, although a portion was later sold to a neighbour, leaving a smaller parcel. The location offered views of the Pacific Ocean and the Santa Barbara Mountains, along with access to the beach. Unlike the sprawling mansion many might associate with a Hollywood star, the property included a relatively modest house dating to 1942.
According to Architectural Digest, the land was a significant part of the property's appeal. Its coastal location and potential for development gave Costner the opportunity to create a more substantial private residence.
From a polo field to a baseball diamond
One of the most unusual details of Costner's plans was his decision to convert an existing polo field into a baseball field. Architectural Digest reported that the actor made the change while preparing the property for his proposed estate. The conversion gave the land a distinctly different sporting feature, but the available reporting does not establish why Costner chose baseball or whether the field was intended for regular family use.The change was part of a broader effort to prepare the site for redevelopment. However, the baseball diamond was not evidence that the larger estate had been completed. The ambitious residential plans remained unrealised.
The mansion, guesthouse and swimming pool that never materialised
Costner's plans reportedly included a larger main residence, a guesthouse and a swimming pool. The proposed development would have transformed the property from a coastal plot with a modest existing house into a much more elaborate estate.Despite the preparations, the planned residence was never built. The property subsequently became known as much for its unrealised development as for its oceanfront location. The distinction is important. Costner prepared the land for a proposed estate, but he did not complete the mansion and associated facilities described in reports about the property.
The property was listed for $60 million
In March 2017, Costner put the coastal property on the market for $60 million, according to real-estate coverage by Architectural Digest. The listing highlighted the land's size, ocean views and beach access. The asking price was subsequently reduced to $55 million. The Los Angeles Times reported on the price cut in August 2017, describing the property as an oceanfront holding with extensive coastline and panoramic views. The listing did not result in a confirmed sale in the reporting cited here. Later coverage by Architectural Digest stated that Costner continued to own the property.
How the coastal property became part of the Horizon gamble
The estate attracted renewed attention in 2024 when Costner discussed the financial risks he had taken to make Horizon: An American Saga, his ambitious Western film project. In an interview published on May 19, 2024, the Associated Press reported that Costner had mortgaged his seaside property near Santa Barbara to help finance the production.
The film project involved a substantial financial commitment, with AP reporting a production cost exceeding $100 million.Costner's decision illustrated the personal financial risks he was willing to take to pursue the project. However, mortgaging a property is not the same as selling it. Reports about the financing should therefore not be interpreted as evidence that he transferred ownership of the coastal land to fund the film.
A coastal estate that remained a plan
Costner's Carpinteria property combines an unusual real-estate detail with a larger story about an ambitious development that never came to fruition. He bought the land for its coastal setting, converted a polo field into a baseball field and considered a more elaborate residential estate. Yet the proposed mansion, guesthouse and swimming pool were never completed.
