Taeyoung E&C said on the 14th that it will begin presales next month for Gochang Desian, a public-private apartment project subject to Korea's price cap on new homes, on blocks B2 and B3 of the Deoksan district in Gochang-eup, Gochang County, Jeonbuk State. It is the first apartment complex in Gochang built under a major contractor's housing brand, and is expected to draw interest from owner-occupier buyers in the area.
Gochang Desian will comprise 888 units in total, including 711 units of 84 square meters, 101 units of 104 square meters and 76 units of 125 square meters in exclusive floor area. Block B2 will house 357 units and block B3 will house 531 units. A Taeyoung E&C consortium is handling construction, and the complex will carry the company's Desian residential brand.
Unit types were planned to give owner-occupier buyers a range of choices, with 84-square-meter homes accounting for the largest share at 711 of the 888 units. Larger layouts are also available, including 101 units of 104 square meters and 76 units of 125 square meters. Because it is a public-private housing project, it falls under Korea's price cap on new homes, a regulation that limits how much developers can charge, which is expected to keep presale prices moderate.
The Deoksan district, where the complex will be built, is an urban development project covering roughly 150,000 square meters around 209-1 Deoksan-ri in Gochang-eup. A total of 1,211 homes, including apartments and detached houses, are planned across the district, along with roads, parking facilities, parks and green space, and semi-residential and commercial buildings. Rather than a single site supplying housing alone, the area is being developed as a planned new residential zone with a range of supporting infrastructure.
At the nearby Gochang New Vitality Industrial Complex, Samsung Electronics is investing a total of 350 billion won ($245 million) to build a smart hub complex spanning about 180,000 square meters. The area around the development also includes the Gochang County Office, the Gochang Culture Terminal, a Hanaro Mart outlet, the Gochang traditional market and Gochang Hospital.
Taeyoung E&C has previously delivered Jeonju Eco City Desian (5,928 units), Jeonju Manseong Ecor complexes 1 and 2 (1,662 units) and Iksan Busong Desian (745 units) in Jeonbuk State. An official involved in the presale said Gochang Desian stands out because buyers can enjoy both the existing amenities of Gochang-eup and the advantages of a newly planned residential zone.
