A practical guide to charging at villas and apartments, with lessons from a real San Pedro installation.
Before a new electric car arrives at a Marbella property, it is worth checking how it will charge where it is parked. A driveway in San Pedro de Alcántara and a basement bay in Nueva Andalucía can need different electrical work, even when the vehicle and charger are identical.
Home charging lets drivers plug in while the car is parked. Making it convenient starts with the route from the electricity supply to the parking space, the power the property can safely provide and the hours available for charging. The same planning applies to plug-in hybrids.
Start with the parking space
Cable distance, outdoor exposure and the position of the vehicle’s charging port all influence the installation. A wall-mounted unit may suit a private garage; an open driveway may need a pedestal and a protected cable route.
The existing distribution board, earthing and protective devices also need assessment. Spain’s low-voltage electrical rules include specific requirements for EV charging under ITC-BT-52. Homeowners should ask an authorised electrical installer to assess the work and explain the testing and documentation included.
Can you install a charger in a communal garage
For a private-use charger in an individual garage space, article 17.5 of Spain’s Ley de Propiedad Horizontal provides for prior notification to the community. The interested owner or users bear the installation and electricity costs. A community vote is not required for the installation covered by that provision.
Give the administrator written notice and coordinate the proposed cable route and access before work starts. A shared charging scheme, structural alterations or other work outside that individual installation need separate assessment. The notification rule does not remove electrical safety requirements.
Choose power to suit your car and household
Charging speed depends on the vehicle’s AC charging limit, the supply and the installation settings. Ask how much energy you need to replace between journeys and how long the car will normally be parked. Those answers help establish the charging power worth specifying.
At a villa, charging may coincide with air conditioning, a pool pump or cooking. Dynamic load management can adjust charging as household electricity use changes, helping keep demand within configured limits. It cannot increase the physical capacity of the supply. Whether an upgrade is needed remains a property-specific decision.
A real installation in San Pedro
At a villa in San Pedro de Alcántara, LIT Electricians installed an Orbis Viaris charger on a pedestal beside an open driveway. The project used the property’s single-phase supply and included load management.
The Orbis charger installation in San Pedro de Alcántara photographs show the mounting arrangement. A dedicated pedestal is an option worth discussing when there is no suitable garage wall close to where the car is parked.
Plan solar charging around when the car is home
Villa owners with solar panels can ask about compatible controls for charging from surplus generation. The charger, metering and control system need to work together. How much solar energy reaches the car depends on generation, other household demand and whether the vehicle is plugged in during those hours.
Mention a planned second electric vehicle during the survey. For rental properties and workplaces, also agree who can use the charger, how access is controlled and how electricity use will be recorded.
Compare installation quotes on the same basis
A useful written quote identifies the charger and accessories, cable route and length, mounting, protective devices, testing and applicable documentation. It should state whether trenching, making good or changes to the distribution board are included, and show IVA and the final total.
Check equipment and workmanship warranty terms, aftercare and any software subscription costs. If you have already bought a charger, give the installer the exact model so compatibility can be checked before the work is agreed.
