A residential complex rising as high as 49 stories will be built near Sinchon Station in Seoul's Mapo District, along with improvements to the aging station building and a new youth welfare facility.
The Seoul Metropolitan Government said on the 22nd that its Urban Planning Committee's delegated subcommittee approved, with modifications, a revised redevelopment plan for District 9 of Mapo Zone 4 in the Sinchon area, covering the site at 106-9 Nogosan-dong in Mapo District, at a meeting held on the 21st.
The site is a cluster of aging and substandard buildings near Sinchon Station. Under the plan, development will proceed with a floor area ratio of 1,120% and a height limit of 170 meters, delivering 383 apartment units in a 49-story building that will also house neighborhood retail facilities and a youth welfare center.
The unit mix will also be diversified. The earlier plan centered on small units with an exclusive floor area of 49 square meters, but the revised plan adds units of 59 square meters and of 84 square meters or larger to reflect a wider range of demand. The aim is to broaden housing choices in the city center.
Public contributions will fund improvements to the surrounding area. About 7.3 billion won ($5.1 million) will be spent to upgrade the aging Sinchon Station building, and a Mapo youth counseling and welfare center with a total floor area of about 1,662 square meters will be built on the second and third floors of the new building.
Nearby roads and infrastructure will also be improved. Baekbeom-ro 2-gil, on the northern edge of the site, will be widened by 4 meters, and Seogang-ro 20-gil, on the eastern side, by 2 meters. Nineteen utility poles and other sidewalk obstructions will be moved underground, and aging water and sewer lines along roads bordering the site will be replaced to improve pedestrian safety and drainage.
"Through this plan, we expect to supply a variety of homes in the Sinchon Station area and improve the aging station environment, while the youth support center will also be a great help in supporting the healthy growth of young people in the community," said Kim Chang-gyu, head of the Urban Space Bureau at the Seoul Metropolitan Government.
