METRO CLARK’S flexible-office capacity is expected to increase by about 38% as additional workspaces are scheduled for completion this year, providing more leasing options for companies seeking alternatives to conventional office arrangements, according to property consultancy Savills Philippines.
The market currently has 3,545 flexible-office seats, with another 1,353 scheduled for delivery in 2026, Savills said in its latest office market report.
If completed as scheduled, the additional capacity would bring Metro Clark’s flexible-office inventory to 4,898 seats.
The consultancy said flexible workspaces have expanded steadily since 2018 as occupiers assess their space requirements and preferred lease commitments.
Unlike conventional office arrangements, flexible workspaces offer fully fitted, move-in-ready facilities that allow companies to adjust their office requirements according to the number of seats needed, Savills said.
“Unlike traditional office space, flexible offices are fully fitted and move-in ready, with space that can be scaled by seat. This provides occupiers with another option as they assess their office requirements and commitment periods,” Savills Philippines Research Manager Jamie Dela Cruz said in a statement.
Among the operators expanding in Metro Clark is KMC Solutions, whose development at One West Aeropark would bring its total capacity to 1,280 seats across three floors, according to Savills.
The expansion comes as Metro Clark’s broader office market continues to record lower vacancy rates and higher rental levels amid limited new supply, the consultancy said.
VACANCY DECLINES
Metro Clark’s office vacancy rate declined to 15.6% in the third quarter of 2026 from approximately 35% in 2022, according to Savills.
The market had a total office inventory of 449,697 square meters (sq.m.), of which 70,270 sq.m. remained vacant as of the third quarter.
Savills attributed the decline in vacancy partly to the absence of new office completions since 2024, which has allowed existing properties more time to absorb tenant requirements.
Net take-up has remained positive annually since 2022, while quarterly take-up in 2026 has ranged from 10,400 sq.m. to 10,900 sq.m., according to the consultancy.
Among the leasing transactions recorded this year were a 4,200-sq.m. deal at eNtec 2 for flexible office space and a 3,900-sq.m. transaction at Clark Cityfront Tower 4 for information technology-business process management (IT-BPM) operations.
Savills also reported transactions at One West Aeropark Campus involving flexible office and IT-BPM requirements.
Despite the improvement in market-wide occupancy, nearly two-thirds of Metro Clark’s remaining vacant office space is concentrated in Filinvest’s portfolio across several buildings, according to Savills.
Meanwhile, SM Prime Holdings, Inc., Berthaphil, Inc., and West Aeropark collectively account for 60% of the market’s total office stock, the consultancy said.
OFFICE RENTS RISE
Average monthly office rents increased by 7% to P540.50 per sq.m. in the third quarter from P505 per sq.m. in the second quarter of 2024, according to Savills.
The consultancy reported no quarterly declines in average rents during the period, while year-on-year rental growth has remained above 2% since the third quarter of 2025.
Asking rents varied across Metro Clark, with nearly fully occupied developments at West Aeropark and SM Prime recording some of the highest published rates, ranging from P700 to P800 per sq.m. per month, Savills said.
The consultancy said Metro Clark’s office market continues to record positive net take-up and higher rents amid limited new supply, while the expansion of flexible workspaces is providing additional options for companies assessing their office requirements. — Juliana Chloe A. Gonzales
