Hotel Portixol is planning a 2.9 million euro redevelopment of its waterfront facilities as it seeks to extend a concession allowing it to occupy public land in Palma. The iconic hotel, which opened in 1956, has submitted an application to the Balearic Islands Port Authority (APB) to renew and extend its permit for the 903.4-square-metre area occupied mainly by its swimming pool and terrace. The existing concession is due to expire on 16 December 2027.
The management company, Langosta Hotel y Restaurante SL, has submitted plans to the APB, with Mikael and Johanna Landström among the figures representing the business. The authority is considering a possible direct award and has opened a 20-day public consultation period. The application, published in the Official State Gazette (BOE), forms part of the hotel’s efforts to secure its continued use of the prominent waterfront site.
The proposed redevelopment would involve demolishing the existing swimming pool, adjoining terraces, restaurant and bar facilities, basement and a small outbuilding within the port servitude zone. The ground floor would then be redesigned to accommodate a new road layout proposed by the APB, with the replacement facilities occupying a revised footprint of 903.4 square metres.
The plans include a 768.3-square-metre terrace serving as a solarium and outdoor restaurant and bar area, alongside a new 90.35-square-metre swimming pool reserved for hotel guests. Pergolas or awnings would cover 205.05 square metres, while a basement would house additional facilities. The total built area would measure 832.05 square metres, including a wine cellar, gym, toilets, spa, plant rooms, storage, staff changing rooms and laundry facilities.
The investment, estimated at approximately 2.9 million euros, is intended to upgrade the hotel’s facilities while securing the necessary authorisation for its continued presence on public land. Other works falling outside the port servitude zone will be handled separately through Palma City Council. The project marks a significant step in Hotel Portixol’s plans to modernise its offering while maintaining its position as one of Palma’s best-known waterfront establishments.
