Sebak Investment Development, winner of the grand prize in the development category at the 2026 Korea Construction and Real Estate Industry Awards, is working to improve local housing environments and support sustainable urban growth on the strength of its real estate development capabilities.
The company is building Hyangnam Station Grove SwitZen in the Mansegu area of Hwaseong, Gyeonggi Province. The complex will consist of seven buildings ranging from two basement levels to a maximum of 29 floors above ground, with unit sizes spanning 71 square meters to 147-square-meter penthouses to accommodate the varied needs of owner-occupier buyers. A defining feature is the building coverage ratio, cut to 12.43% to make room for extensive landscaping and a more comfortable living environment. Parking will be provided at roughly 1.5 spaces per household.
Connections to green space outside the complex are another draw. The development links directly to Punggyeong Park, and a walking trail of about 5.56 kilometers is planned to connect Punggyeong Park, a cultural park and a children's park along with landscaped areas inside the complex. Hwawon Elementary School and Hagil Middle and High Schools are within a 500-meter radius.

The design incorporates features specific to SwitZen, the residential brand of KCC Engineering & Construction. The exterior applies the company's SwitZen Design Manual 2.0, a Good Design Award winner. Wide-view windows with glass railings open up sightlines, giving residents panoramic views from living rooms and bedrooms.
Inside the complex, plans call for a golf practice range, a sauna and a fitness center, along with Grove Nest, a kids' club, and Evergreen Lounge, a club for older residents. A library called Forest Library Lab and a study room called Deep Focus Room are also planned, as are services drawing on the education brand Jongro M School and the childcare and education platform Jjaekkak Akeo.
Hyangnam Station Grove SwitZen is also drawing attention as the first new apartment complex supplied in the Hyangnam area in about five years. Nearby industrial complexes, including a pharmaceutical complex and the Balan Industrial Complex, are expected to generate residential demand from their workers. A 736,000-square-meter project to build the H-Techno Valley is also under way, aimed at attracting companies in semiconductors, future mobility parts, smart logistics and eco-friendly energy. The project, targeting Gyeonggi Province's first RE100 industrial complex, is scheduled for completion in 2028.
Transport links are another strength. Hyangnam Station on the Seohae Line is about 1.4 kilometers from the complex, and the Balan interchange on the West Coast Expressway is within a 10-minute drive. A project to extend the Shin-Ansan Line to Hyangnam, connecting an international theme park with Hyangnam Station, is targeting an opening in December 2028. A double-track rail project linking the Seohae Line and the Gyeongbu high-speed line has been included in the fourth national railway network plan and has cleared a preliminary feasibility study.

Hwang Keun-ho, a veteran of the property development industry, founded Sebak Investment Development in 2022 after building experience across projects including officetels — studio units used as either homes or offices — apartment complexes and hotels. Representative projects include the Gwanggyo Coreroo S officetel, the Regent Marine Hotel in Jeju Special Self-Governing Province, Gwanggyo e-Pyeonhansesang terrace houses and the Hillstate Stay One complex in Byeollae, Namyangju. The company says it will continue to focus on improving local living conditions through residential development and delivering distinctive housing value.
"Based on the experience and expertise we have built across a range of development projects, we plan to strengthen our position as a property developer that grows together with the local community," Hwang said. "We will concentrate on developing eco-friendly, high-efficiency spaces that contribute to housing stability and a virtuous cycle for cities, and on supplying residential complexes that local communities can trust."
