DL E&C (375500.KS) is close to winning the construction rights for the 930.9 billion won ($651 million) rebuilding of the Haan Jugong Complex 9 in Gwangmyeong, Gyeonggi Province. With the order all but secured after the builder submitted the only bid, DL E&C's cumulative urban redevelopment orders this year are on track for their largest total since 2022.
DL E&C said on the 23rd that it submitted a bid proposal the previous day for a negotiated contract on the Haan Jugong Complex 9 rebuilding project. The company had earlier been the sole participant in the contractor selection bidding run by Kyobo Asset Trust, the project operator, earning status as the preferred negotiating partner. The operator plans to review DL E&C's proposal and hold a general meeting on contractor selection on Nov. 29.
Through the rebuilding, Haan Jugong Complex 9 is set to become a large development of 15 buildings with up to 45 floors above ground and four below, comprising 2,218 units. The unit count is based on the contractor's alternative design.
DL E&C proposed naming the complex 'e-Pyeonhansesang Gwangmyeong Rivermark.' The company said the name reflects the development's waterfront setting in the center of Gwangmyeong. For the design, DL E&C submitted a specialized plan prepared jointly with an architectural firm. It applied a facade design using vertical patterns and adjusted the placement of residential buildings to increase the number of units with views of the Anyangcheon stream. Landscaping area was expanded from the original plan.
The floor plans include four duplex penthouses and five penthouses designed around views. The company also expanded the size of community facilities and the number of parking spaces from the original plan. The community facilities consist of a sky community with views of the Anyangcheon, a sunken community with a garden, and an edu community grouping education-related facilities. A sky lounge, sports court, sauna, family cinema and dining room are also planned.
Following its earlier win at Mokdong Complex 6 (1.2868 trillion won), DL E&C is also likely to secure the construction rights for the Seongsu District 2 project (2.0137 trillion won), which will select a contractor next month after the builder submitted the only bid. If it also lands Haan Jugong Complex 9, DL E&C's urban redevelopment orders for the year would rise to 4.2314 trillion won. That would exceed the 1.1717 trillion won booked in 2024 and the 3.6848 trillion won in 2025, marking the largest total since 2022, when orders reached 4.8943 trillion won.
"We concentrated all our capabilities on preparing this proposal to make a success of Haan Jugong Complex 9, which offers the nature of the Anyangcheon, a stable educational environment, and the rarity of transport links to Seoul combined with living infrastructure," a DL E&C official said.
