A total of 136 purpose-built rental units are on the way for a new community taking shape within Edmonton city limits.
The Carerra is a new residential development currently under construction south of the University of Alberta South Campus. Built by Abbey Lane Homes, the building will also include an underground parkade and a separate building for waste storage and bicycle parking.
The building is part of the future Michener Park community, located on land owned by the University of Alberta Properties Trust (UAPT). The trust was formed by the University of Alberta to develop or redevelop lands deemed not central to its academic mission of teaching and research.
Michener Park was originally built by the University of Alberta as a residence for couples and students with families. It was opened on Nov. 6, 1967, by the then-Governor General of Canada Roland Michener.

Over the years, the community was home to thousands of people from across the world who came to pursue their studies and build their families in a new home.
The residences closed in July 2020, and the land was formally transferred to UAPT for redevelopment. Now, the trust is reimagining the community for a new generation of residents.
Alongside The Carerra, a 55+ community is under construction, as well as a multi-family residential development and two phases of townhomes in Michener Park.

Michener Park
Michener Park will offer homes through a 99-year leasehold, which will allow residents to own their homes while leasing the land. According to UAPT, the model is intended to balance access to desirable locations with long-term stewardship of the community.
Another new neighbourhood is also being developed by the UAPT nearby. Called Alma, the proposed development includes a mix of housing types, ranging from single detached homes to row housing and multi-unit buildings. Plans also include a mixed-use area that will provide access to services, amenities, and employment opportunities.
