Samsung C&T's (028260) construction division has proposed a design package built around next-generation remodeling technology for the Banpo Prugio apartment complex in Seoul's Seocho district. The plan calls for keeping the existing frame while overhauling living spaces, building systems and the exterior to deliver an environment on par with a newly built complex.
Samsung C&T said on the 12th that it had submitted a bid proposal applying this approach, which it calls "Next Remodeling," to the Banpo Prugio remodeling project.
Next Remodeling is an urban regeneration model the company introduced last year. It reuses the structural frame of an existing building while replacing aging systems and completely reworking floor plans and design. The company says the approach shortens the time needed for permits and construction compared with rebuilding, redevelopment or remodeling that adds floor area. Once work is complete, the complex receives a new completion date and is rebranded under the Raemian name.
For Banpo Prugio, Samsung C&T plans to introduce "N.Canvas," a specialized layout for units with 84 square meters of exclusive floor area. The design was developed to overcome the limits on reconfiguring floor plans in apartments built with load-bearing wall structures, and the company has secured design rights for remodeling layouts in both two-bay and three-bay configurations.
Two layouts have been proposed for the project: "Suite," which strengthens the bedroom as a space for rest, and "Lounge," which places the kitchen and dining area at the front of the unit. Both use sliding doors so residents can partition the space freely. Areas that were previously underused, including the entryway, hallway and bathroom, are reconfigured into features such as hotel-style bathrooms and gallery-style corridors.
Shared facilities in the complex will follow the "N.Commons" model, which raises the utility of common areas such as underground parking and expands amenities for residents. The company offered an artificial intelligence-based parking solution and a robot valet parking system as options, and its plan also includes a separate five-story community building and dedicated underground amenities. Smart-home functions are set up for integrated management through Homeniq, Samsung C&T's residential platform.
The exterior will feature a stone-finished panoramic facade to upgrade the design, with energy efficiency improved through Green Shield, a high-performance external insulation system. Interiors will include built-in storage, slim appliances and floor soundproofing materials.
Samsung C&T was named the preferred bidder for the Banpo Prugio remodeling association in March this year and submitted its bid proposal last month. The association plans to hold a general meeting on the 24th to confirm its choice of contractor.
"Next Remodeling is a business that lifts the value of aging apartments beyond that of new construction, based on Samsung C&T's technical capabilities and design expertise," said Park In-sook, a vice president who heads the company's remodeling team. "Through a workable remodeling model, we will contribute to regenerating aging urban areas and supplying new housing."
