ATHENS, October 2026 — The Athens rental shortage has deepened, with the number of homes listed for rent falling by between 9.5 and 26.9 per cent in a year, listings data show.
The figures come from the Chrysi Efkairia property listings platform for the third quarter of 2026. It compares available listings and prices across Greece with the same quarter of 2025.
Available listings in Athens fell for both sales and rentals. However, homes offered specifically for rent recorded a double-digit fall, while the drop for sales was smaller.
Homes of up to 80 square metres are the most popular category. At the end of September, listings were down 9.5 per cent on a year earlier, at 10,169.
Similarly, listings for homes of 81 to 120 square metres fell by 11.9 per cent, to 2,863 available properties.
Properties larger than 120 square metres recorded the steepest fall, at 26.9 per cent, although the category is much smaller, at 643 homes.
That drop partly reflects a shift by builders towards smaller homes in new construction. They are following the demand of prospective buyers.
The Athens rental shortage adds to rising housing costs in the capital. Greek City Times reported in July that rents continued to climb in Athens and Thessaloniki as demand outpaced supply.
Overall, the data point to an Athens rental shortage across every size of home.
